The facility is pplanned to have approximatel seventy-ight (78) uits, with frty-eight (48) assisted living unit and yyeennooss thhirty (30) meemory care units. The ssize of the uunits is to bbe approximaately 500 sqquare feeet for the assisted living units and approximateely 250-3000 square feeet for the meemory cre units. Te Texas licnsure clasification is roposed to be “Large ype B”. aahheessppTT QUESTIOONS / CONCCERNS ow long will it take to bild? HHuu Consttruction will ttake about twwelve monthhs. o WWhat about ddrainage? The roperty has a significat drop off from a high oint at the outhwest corne ppnnorppsscr o neartthe intersecttion sloping down to thee north and east. Retainning walls wwill be used.The building is situatedd to minimizee grading annd to save aas many treees as possile. bb WWhat type of financing wiill be used? Bank financing wll be used. i o Where will the staffing come from? Staff typically comes from within 15 to 30 miles away. o How many people will staff the facility? The ratio is one staff person per 8-10 residents for the memory care plus a o specialist and one staff person per 12 residents in assisted living plus a nurse. Additional staff includes housekeepers, cooks, drivers, and an activity director. What type of security is used? An access gate is used for memory care and an ornamental iron fence is typically o used for a perimeter fence. A concern is the location of the project. Traffic on E. Highland St. and N. White Chapel Blvd. is already a major problem. A concern is quality of the help. We provide additional training above what the state requires. o What about married couples? Demand for units for married couples is very limited. There will probably be eight o units for married couples, resulting in 82 beds in the facility. How much is are the units? Units are typically $3500 - $8000 a month on a month-to-month basis. Rate o increases are done annually, but there won’t necessarily be an increase every year. A concern is what happens if the proposed use doesn’t make it and the units end up as apartments. An extensive market study has been done. o What is the closest facility?
