Property Situation
The property is located at 469 Cherry Lane; it is approximately 1.0 acre.
Development Details
The applicant is proposing the construction of a 5,950 square foot one-story office
building. The proposed building will look residential and blend into the neighboring
homes. Alliance Office Systems will have approximately twenty (20) employees; only six
(6) of them full-time.

What made you pick this location?
We have been looking for over a year. We had property picked out located off

Nolen that we lost. Grapevine was an option but had sewer issue. Our business
is here in Southlake, we want to keep our Southlake address. There are limited
locations here.
When will you start building?
We plan to start as soon as we gain approval.

Who owns the other two acres?
Dr. Simone?

What is the city doing to address water issues for new development? This is the second
year for strict water restrictions. Is the city taking development into consideration?
Yes. There are plans for future improvements regarding infrastructure and

resources that are a part of the Southlake 2030 Comprehensive Master Plan.

Have you considered turning the building?
Yes, but we want our entrance to face State Highway 114 for exposure.

We also configured our parking lot in a way that it would not be in view of the

residents across the street.
