PROJECT: Sign Variance for Tech Trans
REQUEST: On behalf of Technical Transportation, Inc., McCaslin -Hill Construction, Inc. is
requesting a variance from the Sign Ordinance No. 704 -F regulations to allow an
awning sign. The property is located in the Commerce Business Park development
at 2850 Market Loop.
The applicant is requesting approval for an awning sign at the entrance of the
building which faces Market Loop. Awning signs are currently a prohibited sign
type.

PROPERTY SITUATION: The property address is 2850 Market Loop Drive.
HISTORY: Current records show a Certificate of Occupancy issued in 1997 for this
tenant. A sign refinish was performed in November of 1999. No prior
records indicating sign permit(s).

Proposed Sign
The awning sign is approximately 11 '/2 feet wide x 12'/2 feet tall with a 4 foot drop and 6 foot
projection. The large letters will be approximately 12 inches in height and the width approximately
4 feet — making approximate square footage at 8 square feet.

Demonstration
Please demonstrate that the following conditions are aonlicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The building is a large building and the awning
needs to have company logo to help locate the front
entrance to the building.
It will also help the buildings appearance.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The existing awning is falling down needs to be replaced
and modernized.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
They own the entire building so no adjacent properties
will be impacted by the sign.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Adding logo with name to front of awning will be
tastefully done and look natural.
