PROJECT: Sign Variance for Bank of the Ozarks
REQUEST: Chandler Signs is requesting a variance to the Shady Oaks Office Park Conditional
Sign Permit to allow a monument sign for Bank of the Ozarks, located at 600 West
Southlake Boulevard.
In 2006, City Council granted a Conditional Sign Permit for Shady Oaks Office Park to
allow one monument sign for the development along Southlake Boulevard and two
monument signs within the development. The three (3) approved signs currently exist
and are shown in Attachment D.
I n 2008, the City Council approved a variance to the conditional sign permit to allow an
additional monument sign for Guaranty Bank, however, the monument sign was never
constructed. Now, Bank of the Ozarks is occupying that lease space and would like to
install their monument at the previously approved location which faces the intersection
of Shady Oaks Drive and Southlake Boulevard.
Because the variance granted was specific to Guaranty Bank, a variance is required to
allow the proposed monument sign for Bank of the Ozarks.

October 3, 2006; Approved (6 -0), the Conditional Sign Permit allowing for the
three (3) existing signs.
November 18, 2008; Approved on consent (7 -0), specifying that approval of
this variance is for the sign as presented tonight with regard to color, letters,
and placement and any change to the sign will require City Council approval
and also noting that placement of the sign is subject to the Landscape
Administrator's approval.
The sign criteria, site plan and application are attached to this report.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
We are asking for variance to change faces on monument sign
sign at location that was approved previously through earlier
variance with previous property owner but never built.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
Other monuments on this property are at rear of property not
visible on main streets. Wall signs on front of existing location
have limited visibility due to trees.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
Proposed Monument sign is at exclusive corner of business
away from other businesses on property and will complement
existing building using same stone material.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Monument sign will be same structure, material and shape
of previously approved monument at same location. We are
merely changing face to new owners logo.
