Sign Variance Application
Demonstration
Please demonstrate that the following conditions are gpplicable to the requested si n
variance:
That a literal enforcement of the sign regulation vAl crate an unnecessary hardship or
practical dilficufty on the applicant.
Applicant is requesting a time extension for the size and locations of existing
temporary signsA and@8 , with the only changes being to the sign copy itself.
In bo +J4 locations, it is the applicant's opinion that smaller (48 s.f.) signs would
be insufficient and ineffective.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self imposed.
Elevation disparities (between the land and adjacent roadway), setbacks and
surrounding thick vegetation on the subject property dictate that signs of this size
are required for adequate visibility and effective communication of the
developers intent.
3 That the variance wig not injure and will be whofty compatible with the use and permitted
development of adjacent properties.
It is important for these signs to be large enough to convey the magnitude of this
project and ensure that nearby current and prospective residents will be alerted
and informed_
4. That the variance will be in harmony with the spirit and purpose of ttw sign ordinance.
In these $rya locations, these temporary signs will appear appropriately sized
and will serve to inform the community as well as stimulate beneficial economic
activity during the development period.
