PROJECT:Sign Variance for Bottlecap Alley
REQUEST:
On behalf of Bottlecap Alley, GemCo Sign Group is requesting variances from the Sign
Ordinance No. 704-F regulations for attached signs and a menuboard sign. The
applicant is also requesting modifications to previously approved variances for an
existing gasoline pricing sign. The subject property is located at 2150 E. S.H. 114,
Suite 101, adjacent to Scooter’s Super Store.
Specifically, the applicant is requesting an attached sign with a 40 inch logo on the
west elevation and a sign with a 48 inch logo on the south elevation. The maximum
allowed logo height is 17.5 inches for the west elevation and 36.5 inches for the south
elevation. In addition, the applicant is requesting to add a menuboard sign attached to
the existing dumpster enclosure. The Sign Ordinance allows for menuboard signs to
be either freestanding monument signs or attached to a building. The specific
variances requested are as follows:
Sign Regulation Current Regulation Proposed Sign
Maximum Logo Height 17.5 inches (west) 40 inches (west)
36.5 inches (south) 48 inches (south)
Placement of Attached Attached to building Attached to dumpster
Menuboard Sign enclosure
In addition, the applicant is requesting to alter an existing gasoline pricing sign that
was originally approved by variance in May 1998. Specifically, the applicant is
requesting to add a 24.1 square foot “Bottlecap Alley” panel to the base of the sign.
The original sign approval did not show a sign panel on this portion of the sign and
limited the maximum total sign area of all panels to 100 square feet. With the
addition of the “Bottlecap Alley” panel, the total sign area will be approximately 112
square feet. The applicant is also requesting to add a decorative brick cap to the
top of the sign in order to provide room to install the street address. The original
sign was approved to be a maximum height of 14 feet. The addition of the brick
cap will increase the total sign height to approximately 14 feet 10 inches.
The specific modifications to the previously approved sign variance for the gasoline

Addition of an awning over the drive-through window
Replacement of the existing blue awning with a red awning on the
south/southeast elevation, and
