Attached is an original copy of the AIA Document A133 — 2009 Exhibit A Amendment to the Agreement
between Owner and Construction Manager for your approval and acceptance. This Amendment establishes
the Guaranteed Maximum Price for the Building Package for the above referenced project as Thirteen
Million Three Hundred Fifteen Thousand Six Hundred Ninety Three Dollars ($13,315,693.00).
The breakout total for Phase 1 is Seven Hundred Fifty Five Thousand Eight Hundred Thirty Nine Dollars
($755,839.00). The breakout total for Phase 2 is Twelve Million Five Hundred Fifty Nine Thousand Eight
Hundred Fifty Four Dollars ($12,559,854.00). The GMP total for this package includes all trades and is
based on Contract Documents by RPGA Design Group, Inc.
Upon execution of this Amendment, we will furnish required Performance and Payment Bonds and
Insurance Certificates.

§ A.1.1 Guaranteed Maximum Price
Pursuant to Section 2.2.6 of the Agreement, the Owner and Construction Manager hereby
asriend the Agrreement to establish a Guaranteed Maximum Price. As agreed by the Owner
and Construction Manager, the Guaranteed Maximum Price is an amount that the Contract
Sum shall not exceed. The Contract Sum consists of the Construction Manager's Fee plus
.the Cost of the Work, as that term is defined in Article 6 of this Agreement.
§ A.1:1.1 The Contract Sum is guaranteed by the Construction Manager not to exceed
Thirteen Million Three Hundred Fifteen Thousand Six Hundred Ninety Three Dollars
($.13,315,693 * 00 ), subject to additions and deductions by Change Order as provided in the
Contract Documents. This price may be broken down as follows: Phase 1: $755,839.00;
Phase 2: $12,559,854.00.
§ A.1.1.2 Itemized Statement of the Guaranteed Maximum Price. Provided below is an
itemized statement of the Guaranteed Maximum Price organized by trade categories,
allowances, contingencies, alternates, the Construction Manager's Fee, and other items
that comprise the Guaranteed Maximum Price.
