EXECUTIVE SUMMARY
Property Situation:
The property is located on the north side of Union Church Road south of the existing Watermere at
Southlake retirement community.
Development Details:
The proposal is the same as previously approved by City Council with some exceptions. The
applicant is proposing to remove the gated entry on the homes located to the west of Watermere
Drive. The 38 single family homes located west of Watermere Drive will also have their development
regulations modified slightly pertaining to setbacks and the age restriction of 55 years of age and
older is being requested to be removed from these 38 lots.
COMMENTS / CONCERNS
Is the age restriction lifting for the entire development?
Only to the lots west of Watermere drive
Why do you call it an empty nester home?
es.
The type of home product we build is directed to an older age group with the floor plan and for
the pricing, its not attractive for growing families.
Our properties will be selling starting at the mid 500,000 dollar range.
70 to 75 feet
Is this part of Watermere?
Yes, it is a part of Watermere but they will not have the same access to the amenities that are
provided to the seniors.
Is there a gate?
There is no gate, we are removing the gate on the road west of watermere drive.
So the east side is still 55 and over?
Yes.
Is that a community pool?
Only Watermere residents will be allowed to the tennis courts?
Yes
es when do you plan on building?
Early 2013.
When will the zoning board vote on this?
This Thursday P&Z will vote this week on Thursday.
Will there be sidewalks in front of every home?
Yes, a 5-foot sidewalk.
Can you describe the sequence of development on the west side?
we would start with the homes.
So this whole development is no longer ties to Watermere?
This was never intended to be part of the initial Watermere development, it was intended to be
a separate product.
