Your project is located in SPIN #9 whose representative is Ray Tremain. You can reach him at 214-912-3981. Mr. Tremain will speak with you about your project and then make a meeting recommendation. Following that recommendation, if you wish to schedule a meeting, please fill out and return the attached SPIN meeting request form prior to the submittal deadline for your desired SPIN meeting date. Please note that I cannot schedule a meeting without a recommendation from the SPIN Representative. Southlake Blvd. to you sooner. The property is currently zoned S-P-1 Detailed Site Plan District with C-2 Local Retail Commercial Uses. The C-2 District allows for prescription pharmacies, so you are okay on the use. The addition of the drive through will require approval of a zoning change to amend the current site plan and S-P-1 regulations. I have attached the currently approved site plan. You will need to revise the site plan to show the drive through and update the parking, impervious coverage and open space in the Site Data Summary Chart. Also, please add the pergola cover in front of the former Farpointe Cellar space. You will also need to revise the attached S-P-1 regulations to allow the impervious coverage to exceed 70%. Just add a regulation under development regulations where it currently has "None" for exceptions to the C-2 regulations and state that the impervious coverage will be ____%. Use at least one decimal place for the impervious coverage since 70.0% is the maximum allowed in the C-2 district and you will only be a fraction over that. You will need to submit two applications - one for a zoning change and one for a site plan (attached). Please contact Alison Ortowski in the City Manager's Office at (817) 748-8261 or aortowski@ci.southlake.tx.us about holding a SPIN meeting. Alison will give you the contact information of the SPIN representative for the area. You then call the SPIN representative and explain what you are proposing. The SPIN rep will either recommend or not recommend that you hold a SPIN meeting. If a SPIN meeting is recommended, you will want to have the meeting prior to the Planning and Zoning Commission meeting. Please let me know if you have any additional questions.
