SITE PLAN DECIBEL COMPARISON CHART * Architectural Testing, Inc. is requesting approval of a Zoning Change and Site Plan from “I-1” Industrial Zoning District to “S-P-1” Detailed Site Plan District for building architectural testing on property located at 2865 Market Loop and described as Lot 4, Block C, Commerce Business Park Addition. The zoning change and site plan request would maintain the existing base zoning of “I-1” Industrial District uses while allowing for the construction of an outdoor testing area (including a 40’ mockup wall to test building materials for hurricane, air and water structural performance, the addition of a storage area and an 8’ chain link security fence with privacy slats around the storage and testing area. The property is located at 2865 Market Loop * The current land use is Industrial * The currrent zoning is I-1 * Here is an aerial overview to demonstrate the character of the surrounding properties. * And this is an aerial photograph of how the property looks today. A chain link fence with slat inserts is an allowable screening device in I-1 districts not located adjacent to residential property. * This is an architectural rendering of the proposed mockup wall giving you an idea of how the wall would look after construction. The site would be graded and leveled out. A retaining wall would be constructed. The wall would ne 35’ feet above the existing grade (forty feet in total). The maximum height of a building or structure in the I-1 district is 35’ * This is a slide provided by the applicant which outlines the type of testing that may be performed. Architectural testing provides independent testing, product certification, quality assurance for building materials. The reason for the size of the wall is to allow testing of multiple building materials (glass, luevers, brick, stuco) simultaneously. The following slides also provided by the applicant should be able to provide the council a better prospective of the operation. This * This is the motor that will be used for the wind and water structural performance testing. It is a V-8 motor with 7’ propeller blades. It is equipped with a muffler system. Staff visited the operation and sent City Council a short video of the motor operation. The applicant indicated at the PZ Commission that currently the motor is used about 15 – 20 minutes about every three months. The duration may increase as work demand increases. I will attempt to play a short video. A variance to the noise regulation is being requested. Currently the maximum dba permitted at the property line is 70 dba.
