Summary of Questions and Comments
What will the signage advertising these buildings look like?
When will you break ground on these?
So I want to know how high that is, and is that roof higher than the house behind it.
Most of the houses are eight and twelve feet high?
1 do not want to know about the pitch of the roof, what I want to know is what would
the person in the house behind your buildings see when they look out the window?
So you built the office next to these proposed buildings also?
Where are the air conditioning units?
Where are the trash dumpsters located? It is not the look, it is that the truck backs up
to it here it is a noise concern.,
2 Why did the City want that opening for the driveway cut through?
I talked with Planning this morning, the rules still apply if you have access
elsewhere, you cannot put a curb -cut on this end.
r You couldn't put the dumpster up here in the front?
We never did get to a reason why the City wants an access where they told you they
did.
This is the fence in the back right here, right?
One of the things that I have concern with is that I know that you will maintain your
side of the road, but the owner of the Post Office side of the road needs to do a better
Job of maintaining their property.
1 was curious about the trees on the back are there plans to take the big trees down
or leave them as they are?
So this is five different buildings?
John, to address this dumpster thing it is not a panacea, but it could help if we talk
to Trinity and see if they will not do early morning pickups at 4:30 5:30 a,m. in the
morning, but do them at 7:00 a.m.• in the morning.
I remember seeing a previous plan a while ago that showed the dumpster in a
different location, why did that change?
0 While you mention that, there will not be an office building that serves food, but there
will be people who work there who will eat and throw away food, and that leaves
trash in the dumpster area.
1 don't think that the truck is going to be able to pick that trash up with the dumpster
to the side of the property; can a truck make that type of turn being on the side?
Could it be moved to there?
How does the trash guy get out with your proposal, John?
N The way it is now, he pulls in and picks up the trash, and then he has to back out?
So your other property on North Carroll is situated like this proposal?
I am not so much concerned about the noise in regards to the dumpster; I am more
concerned about the odor from a dumpster that is un- kept.
Where do those rats move?

Summary of Questions and Comments
I have a comment it seems like most of us in the neighborhood do not want to see a
driveway located at the entrance to the neighborhood entrance street (Southcrest
Court), so if you could talk to the City about that and see why they want you to put an
access there.
Did the City find this acceptable over here why can't this dead -end that exists be
duplicated on this side of the road and the dumpster is placed up front?
I have been in their office that exists on North Carroll and it is top notch.
You designed the other property with this property in mind, correct?
One of the things about this curb cut you propose, there are two other curb cuts on the
other side of the road, and those were grandfathered when they put the post office in
1991 there was no ordinance at that time_ So the City will probably say that the
curb cut you propose is okay because the other side of the road was grandfathered.
Tom Matthews owns that property now, and they maintain it worse than the post
office did.
When you say Vaquero, are you talking about the golf course and the surrounding
development?
Is this a curb line over here? Are those trees along that curb line?
What is going into this corner?
So that is landscaping right there?
They will not allow you to put the dumpster closer to the street, but they would allow
you to put the dumpster closer to a residence?
Our back fence is about 8' along the back of your properly; will we be able to see the
structure?
I don't think that I will be able to see the dumpster, but my house is probably one foot
above the fence, so we are probably looking at 7' of screening.
Have you seen the dumpster on the other side, is yours about the same size?
1 don't actually have any fear about seeing the dumpster; I do not want to be able to
see the structure.
What changes do you expect to see, you eluded to some changes earlier that the City
will want you to make to the property?
w When does the work on North Carroll plan to begin?
What about lighting, what do you plan to do with lighting on this property?
Is this notch right here, is that a door, window?
Is that light fixture facing Carroll or to the rear of the property?
You mentioned earlier (I was a little late) about the landscaping that you were doing
to this property?
We worked out some issues with you on encroachment to our fencing on your other
property?
There are no walkways to the rear, it is all up front?
This right here is a 10' buffer?
How high will you make this landscape buffer that you reference?
Normally there would be no landscaping added to this 10' area?

Summary of Questions and Comments
The road is going to be cut down quite a few feet?
Carroll is going to be 6' lower than it is now?
I am fairly new here, I know that this corner right her gets a lot of water standing
when it rains heavy. So you are saying that they are going to address this flooding
issue when they re -do the roadway?
Are you going to build all five buildings at once, or are you going to phase the
construction?
How long do you expect the building process to continue, from beginning to end?
You are talking about some of these buildings being sold versus these buildings being
leased?
If you had five individual owners here, boy, there would be a lot of problems with
that situation.
Is your setup on the other side with separate lots, or is it one building?
If' someone bought two of your proposed buildings, could they be ,joined or
combined?
Are these buildings all at or under 5,000 square feet?
What if you sell the buildings and the people that buy the property don't want you to
maintain the property?
What are they doing with the old post office?
What is the likelihood of what you are showing us today becoming the final product
we have seen this before where there were a lot of grand promises and the final
product did not look like the proposal.
SPIN Representative Summary Sam Timothy, SPIN #10
Representative
Many questions were asked and answered to the resident's satisfaction.
Lingering concerns are relating to the dumpster location because of potential noise of
the trash service early in the morning.
However, a majority of the residents were satisfied with the placement of the
dumpster and the commitment by the developer to screen the units.
Additionally, consensus by the neighborhood was that an entrance not be placed ofd"
the neighborhood street entrance (Southcrest Court).
