Summary of Questions and Comments
What kind of lighting is proposed?
How do you propose to manage Hazardous Waste from this facility?
I am concerned about drainage what are you going to do make sure the land does not
resemble a marsh?
Are you willing to maintain that fence, as it would be a cost to the HOA to maintain?
What is a canopy tree?
Where is your driveway again? Where is your fence? Right on the other side is George
Teague's Fence?
When I am in my backyard and in the tree house with the kids playing, what is that there?
You say you have to put an 8' fence there who has told you that?
This fence will be a couple of feet higher than the residential fencing, that is going to
look pretty silly, isn't it?
I think if you took down the residential fence and replaced it with an 8' fence, it would be
preferable.
When I look out, this is all parking lot right here?
How many parking spots?
So this is going to be concrete? All of that?
Once the precedent is set, what do you anticipate would be the future use of the
remaining properties?
We are not going to build this and then have a development of homes in the remaining
property? Why are you not building homes in there?
Now you are not going to have access to the back of the property, next to these folks,
correct?
We asked about this when we bought the home we were told that everything around us
was residential; nothing else could go in around us.
What I see here is not the worst that we could see in terms of use for this property.
Having experience with building an expensive home next to less expensive homes, the
points for that development impacted the property value. The investor has incentive to
preserve the value of this property, but, are you planning to flip this property? We have
to be concerned about the precedent here. What do you envision for this land?
Who is the contractor that you plan to use on this project?
Can you explain who owns the surrounding property in the area? The two homes that are
by us, do you own that. The house in the back, do you have a lease agreement? How
long is the lease agreement for the property?
Could you help us explain your horizon? What do you do for a living? So this is a side
enterprise for you? The reason I ask is that it is a concern of who is a resident of
Foxborough? What is your philosophical vision for this property? Do you have other
properties? Is this a property of last resort?
And you live in Southlake, correct?
But your intent is not to develop this properly and flip this for a quick sale, correct?
Is it normal to put the parking lot on the side next to the houses?

Summary of Questions and Comments
Are you out of the land on the side (in reference to parking response)? So you own all of
the land, but you can only develop the one tract?
So when you come in here and you come in and park on the side, you have building
entrances where?
What is the elevation from roofline to ground?
When you are talking about resale of'my property, I don't agree that this is the best of all
worlds?
My concern is what impact that this would have on my ability to resale my home if I had
to, especially within the next year while this is under construction. Especially with the
through road sign from the neighboring subdivision. It scares people off.
It looks like an accommodating project to the residents, however, would you be willing to
make some commitments to the HOA in writing, to ease our concerns. Issues like
maintaining drainage, Iike reasonable like light spillage, hazardous waste, replacing the
residential fence line. Many things could change over time, I think that the HOA needs
to have those commitments in writing.
I would also interject that the hours of operation are a concern,
If you are going to change the height of the fence line, you will have to commit to replace
the entirety of the fence.
How far in distance is it from the end of the tract line to the nearest house on Ownby?
After you leave this tonight, what is your next step?
The way that things are going Iately, nothing is getting turned down. We moved out here
to be in the country, and I all that I see is shopping centers going up around town.
You know what I would ask, I would really like to be there when that fence is replaced,
and I have a couple of nice trees that I worry about.
So these are existing trees that are on the plan?
Water and Electricity? Are we taxing the system to add the needs of a medical facility?
We had an example of a brownout this afternoon. We will experience additional burdens
regarding infrastructure as a result of this development?
Who within the Southlake Government would have the details regarding this
infrastructure question? Have you spoken with her yourself on this issue? Any you have
had a civil engineer certify your plan?
Is there only the one light pole?
It looks like there is a house surrounding where that one light pole would be?
What kind of draw does a medical facility have over a typical office, what kind of extra
requirements in relation to infrastructure are we talking about here?
Would you buy a house that backs up to this development?
You show this as zoning for an "SP -1" district?
So you are going to have to have a fence on the other side when it develops as well?
When you are building all of this stuff, we already have a problem with "critters" is this
going to just be our problem?
