Summary of Questions and Comments
If you need 50 acres to do a PUD "Planned Unit Development can you ask permission to
waive the 50 acre requirement versus this course of action?
Do all of the lots in the middle actually lie that small?
When he bought property he knew he couldn't do a site built project, so now why are we
changing this? What is the normal process for creating an ordinance?
Mentioned twice that as a resident he has a right to ask this, if he were not a resident would
the City have brought this case forward as it has?
Why is SF Zoning not being asked for? It comes down to dollars and cents?
Council if anyone can ask for this, why can't the Council ask for a change in zoning as an
alternative?
You said that you were willing to work to insure that language to not apply this situation to
other MH districts would be included, but as you can see with your request, language can
always change.
When these conversations were held a year ago, why didn't staff notify the Council that this
was a possibility why didn't staff let this get this far?
What are "stick built" homes?
My understanding is that grandfathering goes away? Who approved the zoning for these MH
Districts?
What year was it permitted to stay there?
How many acres are we talking about here? How many homes?
There are other ways to plan this property developer needs to get architectural advice and
develop a "quality" plan.
What about the roads are there standards?
Are we looking at a possible Grapevine Chateau? Are you going to build up or outward with
no space?
City assisting with these streets hits my hot button in my neighborhood we are not getting
streets fixed, we are not taking care of our own residents I don't think that I have seen a
single project that this developer has done where he has followed the rules.
What about grant money that the City had gotten from the state what happens to this does
this hurt the City's position for grant funds in the future?
Impervious coverage what is it for these lots? Materials? What impact on schools from
these homes how many bedrooms are these to have?
You won't get $200 s.f for these houses!
What kind of market study have you done on this property to assume this type of value per
home? Someone in City Management for the City told me that the people have chosen to
advocate mobile homes and how silly we were, but this is not about mobile homes versus
stick built homes, it is about a quality product.
Would you sell this property? If someone wants to buy and develop 1 acre lots, step up. I
hope this proposal for site built homes works, because I have an interest in this because I am
buying a property adjacent to this property tomorrow.
Whatever happened to step -down zoning?
If concept "A" doesn't work with the "stick- built" homes, would you still require setback
modifications for the modular housing?
Will these individual lots be sold to individual homebuilders?

What is the difference between condos and modular and /or "stick- built" homes?
Would economics work with the 45 10,000 s.f lots versus the 57 8,000 s.f. lots?
Right now we have no zoning that allows this once this is passed, it is high- density zoning.
It will be easier for developer do this if this passes?
This sounds like "spot zoning" why is this not a case of "spot zoning
Someone please define "manufactured housing" site built doesn't fit that why are you
asking for site built homes in an "MH" district?
If you don't receive approval for site built homes, does the lot value drop from what you paid
for the lots?
If you can do this, won't Four Peaks do again in Southlake?
Modular versus Stick Built with stick built, there are no comparables, how will your buyers
get financing, without comparables?
What are the differences on tax values with modular and stick built homes? If you get
modular homes, you will be seeing deterioration and getting dangerously close to rental
property, is that correct?
