CITY COUNCIL WORK SESSION
June 19, 1989 7:00 p.m.
Present: Mayor Gary Fickes; Mayor Pro Tem, Betty Springer.
Councilmembers: Pamela Muller, Sally Hall and Rick Wilhelm arrived
at 8:40 p.m.
Absent: Ralph Evans.
City Staff: Curtis E. Hawk, City Manager; Wayne Olson, City
Attorney and Karen Gandy, Zoning Assistant.
The City Council Work Session was called to order by Mayor Fickes
at 7:10 p.m. He stated the reason for the work session is for the
purpose of discussing: 1) appointments to a technical review
committee to review certain aspects of the city's development
policies, and, 2) new proposed Zoning Ordinance No. 480.
Agenda Item #2. Discussion: Appt. of a Technical Review
Committee
A discussion was held in regards to the suggested names for the
technical review committee with the names of Bruce McCombs and
Johnny Campbell being added to the list. The council agreed that a
committee of nine (9) would be a very workable size committee.
Council was asked to give thought to the names submitted and be
prepared to vote on a committee during the June 20, city council
meeting.
Agenda Item #3. Discussion: Ordinance No. 480
The new proposed zoning ordinance was discussed by the City
Council members present. A listing of corrections are attached to
the work session minutes.

The, meeting was adjourned by Mayor Fickes at 11:10 p.m.

ZONING ORDINANCE NO. 480 -Draft #1 dated May 18, 1989
Page 13 -2 Section 13.5(e) Change fran 1,000 feet to 750 square
feet.
Page 15 -2 Section 15.5(e) Change from 1,000 feet to 500 square
feet.
Page 10 -1 Section 10.1 Change the same as Section 9.1.
Page 11 -1 Section 11.1 Change from "further" to "may"
Page 19 -1 Section 19.5(a) Change to three (3) stories and 45 feet
Page 32 -1 Section 32. Change name to read "Planned Unit
Development" from "Planned Development ". Change through
out this section.
Page 32 -1 Section 32.3 change from "10 acres" to "50 acres"
Page 32 -3 Section 32.7(b) Remove "mixed use" and add, "land"
Page 32 -6 Section 32.8(a) Change the word from "amending" to
"amended ".
Page 32 -3 Section 32.6 Make a new section called "Common Open
Space"
a. 10% requirement unless a variance granted by the
City Council, such variance being based upon the
welfare of the city.
b. Allow additional uses for common open space
(golf course, municipal uses, schools)
Section 32- Have the developer list all variances
which are being requested
Section 32- Set maximum density as that which is equal
to the least restrictive density for SF at the time
the PUD is granted.

square feet
