EXECUTIVE SUMMARY
Property Situation
The property is located at 815 Randol Mill Avenue. The current zoning on the property is AG
Agricultural District. The Future Land Use Plan designation is Low Density Residential. This
property currently has 1 -1, Light Industrial uses that were grandfathered in during the
adoption of the City of Southlake zoning map in 1989; the existing monopole is included in
that grandfathering and does not fall under current SUP regulations.
Development Details
The applicant is proposing to replace an existing 85' communications monopole with
a 100' telecommunications monopole in an effort to increase cell phone coverage for
T- Mobile users. The area in which the pole is proposed to be located is
approximately 100 square feet and in the same general location as the existing pole.
The entire subject property is approximately 5.2 acres.
QUESTIONS CONCERNS
There is concern for expanding existing uses on this property. The City should be
working toward getting rid of what is there and priming it for residential development
which is consistent with the surrounding properties. A new cell tower would make this
difficult.
If this passes, it would be detrimental to property values.
Why not consider locating the pole at the apex of Roanoke, Westlake, and Keller?
o Our previous proposed location was denied.
What about at Dove and Pearson?
o That location would not facilitate the zone we are trying to cover.
We are concerned about safety of the residents.
There is an issue with the road... Gifford Ct. or Enterprise?
We are hoping for residential in the future.
We believe this property could eventually get sold to a residential developer.
Are you on an agenda for P &Z yet?
o No, we have not even signed a lease yet.
What is the shortest tower you can build here?
o We need 100' at this location.
There are existing drainage issues in this area. We don't want it to get worse.
