EXECUTIVE SUMMARY
Property Situation
The property is located at 3220 W. Southlake Boulevard.
Development Details
The applicant is requesting approval of a Zoning Change and Site Plan on 0.64 acres to
operate a music school. No modifications are being proposed to the exterior of the
existing building and the school would operate from inside the existing building on site.
QUESTIONS CONCERNS
How many full time employees will you have?
That would be fully dependent on number of children enrolled. There are always 2
salaried employees at all times, the music director and general manager. We do have
the equivalent of 6 FTE's at the Frisco location.
Will you collaborate with the school district?
We are passionate of working with other schools. In Frisco, we have a very good
healthy relationship with the city and school district; we support many of their
functions.
How many people in the Southlake do you know of go to the Dallas school?
Not sure, but approximately up to 70% of the students commute to these schools
such as the one in Dallas.
We never have more than 20 -25 kids at a time. Parking is rarely an issue
Are there kids from Southlake at this school?
Not completely sure, but there are children from the surrounding communities going.
How is this school different from the other music school?
Student: I never really gained a connection with the music and it really didn't
motivate me, whereas now I am loving it and extremely motivated. I have attended
multiple schools for music and never was really attracted to the music until School of
Rock.
Do you do concerts within the school?
It's not planned to have a venue within the building, our Dallas school doesn't even
have a venue, and we generally go to large known venues like the house of blues for
performances.
Did you plan to upgrade the exterior of the building?
We plan to paint the outside of the building, but no other changes were planned.
Did you purchase the building from Wayne Lee, it looks very poorly?
Yes, that's why we intend to paint the exterior so it appears attractive to our students
and parents.
Are you aware of the previously approved plans for this site?
My partner is more involved with this, but we can discuss this further as far as
improving the building any further.
We have a lot of concerned citizens that are aware of this site that would like to see it
look nicer.
We are willing to commit to have it look like a great facility; we want to attract these
children and parents to feel this is a legitimate business. We look at specific
communities very purposely and that's why Southlake was chosen.
What are the hours up to?
Up to 8:30, but I don't want to restrict it to that time because there may be adults that
stay later, but I can guarantee if there are any adults playing it would be in the interior of
the building. We don't want our reputation to be of a bad place. We will resolve any
issues and haven't had any problems at other locations.
How many kids are anticipated?
Ultimately 150, that would be desired and best for our business. We never really have
more than 20 to 25 at any given time though. We never have rehearsals going on
concurrently so it shouldn't be a problem.
Will you be teaching piano? Voice?
We do keyboard and yes we do vocals.
