EXECUTIVE SUMMARY
Property Situation
The property is located on the northwest corner of W. Southlake Boulevard and Jellico
Circle West.
Development Details
Applicant is proposing a zoning change and concept plan to construct an 11,000
square foot church. The current zoning is SF -1A Single Family Residential District.
The proposed zoning is S -P -1 Detailed Site Plan District. The Applicant discussed
the change from the previous SPIN meeting: TxDOT has approved a variance for
driveway access from Southlake Boulevard.
QUESTIONS CONCERNS
With respect to the planned medians on 1709, will the proposed driveway be right
turn only?
o Yes
Have you considered the driveway off of Jellico as emergency access only, with a
crash gate?
o It is not currently in our proposal but we would consider it
Will there be a decel lane at this new entrance?
o No, the decel lane is only planned for Jellico West
Where are your members from?
o All over the metro -plex, however, there are currently no members from
Southlake... we hope that will change with the new location
How will you handle parking for an event at the church?
o We will work with other churches in using their parking lots and shuttle people
to our location
What is the total cost of this development?
o Approximately 1.5 to 2 million
With such strong opposition from the residents, what is your driving force?
o We own this property and feel it is the right location for our church
What is your planned church activity schedule?
Sunday 9:30 am to 12:30 pm (worship services)
Wednesday 7 pm to 9 pm (choir and Bible study)
There are no other changes anticipated
Why are you leaving Irving?
o We were unable to maintain the ministry that we wanted; the neighborhood
was deteriorating
How many members do you have currently?
o 70 to 100
If you don't get this approval and move to this location, what will you do?
o We have no other plans to build at a different location

TxDOT needs to take a closer look at the variance they approved
