Property Situation
The property is located at 3311 E. State Highway 114 (former Red Lobster).
Development Details
Twin Peaks is requesting a site plan approval to allow exterior modifications to the existing
building. The applicant has stated there will be no changes to the existing parking lot; the
landscaping will be significantly enhanced; the monument sign will remain the same with a
new sign face; and, an addition of a patio cover is proposed. There is a sign variance
application also in process for City Council consideration with this site plan.
QUESTIONS CONCERNS
What are the approval processes?
o The Planning and Zoning Commission meeting is next week for the variance
to building materials proposed. Then the site plan and sign variance will go to
City Council.
If you can't use hardy plank, what would you use?
o Stucco, however, I won't buy the building if the hardy plank needs to be
replaced.
Is this the first community outreach meeting you've had?
o Yes. We met with city staff and now we are in the SPIN process.
Is there any connotation with Twin Peaks?
o The restaurant has a mountain theme... I appreciate you may not want to
patronize this restaurant.
You don't think you exploit women?
o No, our wait staff does not feel exploited; many of them are just working their
way through school. They make the choice to work at Twin Peaks.
How did you choose Southlake?
o We currently have a successful restaurant in Frisco. Southlake has the same
demographic.
Southlake is a family oriented community. I don't think this is the proper venue for
this type of restaurant. Your website shows exploitive pictures and is tacky. There
will be much opposition.
o Every restaurant out there is targeting specific customers.
This is offensive for children.
o We all have children. My granddaughter has gone there; families in Frisco go
there. We are not illegal or immoral. We create revenue and jobs for the city.
This is a very successful concept.
This is a sports bar?
o Yes
Would you consider changing the uniforms?
o If there was a good business reason.
Have you studied the demographics?
o Southlake looks good demographically. The competitor's sales are doing
great.
Are you aware SPIN held a candidates forum and were asked if they would support
this in Southlake? All five candidates said no.
o It would not be politically correct to say yes but I bet they would come here for
lunch. It's important not to stereotype or pass judgment on a place you've
never visited.
Is your website misleading?
o No
Will you be selling alcohol? What is the process?
o Yes, we are required to follow TABC regulations and Southlake City Code.
There will be a huge boycott.
o A bartender or waitress could wear the same kind of clothes and not be
against any city ordinance. My family doesn't go there. We all have choices;
you don't have to go there. The people who don't like it shouldn't go there.
Many of our waitresses are in school and are very capable employees. We
treat our employees well. The girls do not feel exploited. Frisco is very
popular.
You said you have 14 stores, have you ever had opposition?
o No
