Southlake Boulevard. Development Details The applicant is requesting approval of a zoning change and site plan. The current zoning is 0-1 Office District; the proposed zoning is S -P -1 Detailed Site Plan District. The change in zoning will allow for additional uses open to the public such as music school, work out facility, academic tutoring, event room for parties, seminars and public and private gatherings. There are no structural changes proposed. Applicant is looking closely at any parking issues, anticipating sixty -one (61) available spaces with cross access agreement and time -of -day trade off. QUESTIONS CONCERNS You state you will not need expanded parking during the day, what about Summer? o We anticipate having adequate parking due to time -of -day trade off. The offices will be vacating as the other uses would typically begin. What kind of events will be occurring at this facility? o Private parties, kid's concerts, open mike events, etc. What is the capacity? o Between 100 125 maximum, but we will do whatever we need to do to remain within parking regulations. Will you have people sign contracts for renting the facility? o Yes... we have rules and safety concerns that will need to be addressed with each event.
