EXECUTIVE SUMMARY
Property Situation
The property is located at the northeast corner of S, H, 114 and N. White Chapel Blvd., just
south of the Estes Park subdivision.
Development Details
The applicant is proposing a revised preliminary plat of 94 lots in the northwest
portion of the Carillon development. The proposed preliminary plat will preserve trees
and increase the amount of open space by 0.57 acres by utilizing a detention pond
at the eastern end of the previously approved open space lot along Kirkwood Blvd.
The number of lots in the phase will not change from the previously approved plat.
QUESTIONS CONCERNS
How large are the lots?
o 100' x 155' north of E. Kirkwood Blvd. to as small as 45' x 110' south of E.
Kirkwood Blvd.
Was size are the homes to be built?
o The homes will be 2,800 square feet minimum. The homes north of E.
Kirkwood Blvd. will be in the 3,800 to 7,000 square foot range. The homes
south of E. Kirkwood Blvd. will be in the 3,200 to 4,200 square foot range.
When are you going to start building?
o In April or May.
Are there zero lot lines?
o Yes, south of Kirkwood.
How many phases will there be?
o There will be six phases totaling 404 units
Where will E. Kirkwood Blvd. intersect N. Carroll Ave.?
Around HighlandStreet.
Why are you in a rush to develop?
o When you are a developer, time is your enemy when you have debt.
Do you have commitments for the commercial portion of the development?
o We have a couple of letters of intent.
1 don't like the smaller lots.
o We are providing approximately 68 acres of open space.
How many acres are in the development?
o Approximately 285.
Is the open space designed to preserve trees?
o Yes.
It would be a good location for an independent theater.
What will be the price range of the homes.
o $550,000 to $600,000 would be the low end
Is the open space limited to Carillon residents?
o No, the property is not gated.
Is the property linked to surrounding neighborhoods?
o Yes, one street and one open space lot are linked with the Estes Park
subdivision.
What about traffic congestion?
o White Chapel Blvd. will be expanded to four lanes.
Who will maintain the property?
o A property owner's association will maintain the commercial property and a
home owner's association will maintain the residential property.
Do you have a location for a potential hotel?
o Yes, there are plans for a hotel that will be limited to six to eight stories.
