EXECUTIVE SUMMARY
Property Situation
The property is located on the southwest corner of FM 1709 and South White Chapel Blvd.;
120 S. White Chapel Blvd.
Development Details
The applicant is proposing to re- locate and build a one story, 7,673 square foot bank
building. The construction proposed is wood frame with brick and cast stone veneer
exterior finish. There are four drive through banking lanes proposed on the south
side of the building. Columns will be made of cast stone. The applicant is proposing
to use fill dirt to raise the site elevation.
QUESTIONS CONCERNS
Are there any drainage issues?
o There are currently no apparent drainage issues. We will work closely with
city engineers to ensure there are no issues during and /or after we raise the
elevation.
What will happen to the donkeys?
o The donkeys will stay; they belong to the church family located south of this
site.
Do you plan to develop the property to the south?
o No, there are six (6) acres back there that the church owns. There are no
future plans for development at this time.
Why are you proposing a flat roof? The building looks boxy and the elevations are
very unattractive.
o The ordinance allows us to have a flat roof since our square footage exceeds
7,000. We need the flat roof to store our utility units. The rendering doesn't
do justice to our plan; it doesn't show the depth you see from the cast stone.
What about your interior design?
o We are planning to install granite floors, cherry furniture and trim, vaulted
ceilings. We will have four (4) tellers.
Are you requesting any variances?
o Yes, we need one for the entrance from 1709 due to an existing fiber optics
box. We plan to bury all of our utilities... there is a lot out there.
How much fill are you going to use?
o To get to where we need, we will average about two (2) feet in raised
elevation.
