Item 9B Department of Planning & Development Services S T A F F R E P O R T February 15, 2012 CASE NO:SV12-002 PROJECT:Sign Variance for Mellow Mushroom REQUEST: Southlake Mellow Mushroom is requesting variances from the Sign Ordinance No. 704- E regulations and the Gateway Plaza Phase I Conditional Sign Permit. The applicant is proposing two different options for consideration which would allow for increased visibility from Southlake Boulevard. With the addition of the new patio area, the front elevation single plane façade is blocked from view. The subject property is located in the Gateway Plaza Phase I development at 2820 East Southlake Boulevard. Option 1 would allow the applicant to locate an attached sign off the roof-line of the front patio that faces Southlake Boulevard in addition to placing an eight foot branding character directly behind the four foot wall surrounding the front patio area. Option 2 would allow the applicant to place an individual monument sign in front of their building; setback approximately 15 feet from the edge of pavement in addition to placing an eight foot branding character directly behind the four foot wall surrounding the front patio area. The applicant has obtained support for the proposed options from the property manager, Inland-Western, pending city approval. This site was previously occupied by Baker Brothers restaurant. Mellow Mushroom was approved to add a semi-enclosed front patio area. December 7, 2004; SP04-268, Sign Variance for Shogun Restaurant also located on Lot 4, Block 1, was approved which allowed the additional monument sign, limiting the base to be a maximum 18 inches in height; overall sign height limited to a maximum of 6 feet (to include the base); and, maximum width of 11 feet. February 2, 1999; Conditional Sign Permit approved for Gateway Plaza Phase I.
