EXECUTIVE
SUMMARY:
Abundant Grace Christian Montessori Academy is requesting approval of a specific
use permit to allow a children’s nursery, child day care center and kindergarten at
Grace Community Church on property located at 251 Countryside Court, Southlake,
Texas. SPIN District # 5.
REQUEST DETAILS:
Abundant Grace Christian Montessori Academy is a Preschool and Kindergarten
based on Christian Montessori values, will have students from the toddler age of 2
years through the kindergarten age of 5 years. The pre-school core curriculum
focuses on math, science, reading & grammar, history, and American cultural
heritage during the following programs:

BOARD REVIEW:
The SPIN # 5 representative determined this case did not warrant a
SPIN meeting since there are not structural changes proposed and
no nearby residential properties that may be affected.
STAFF COMMENTS:
Due to the limited scope of this application, a staff review was not
generated.
The Fire Marshal inspected the proposed location and has
approved the fire alarm and sprinkler systems for the proposed
use as presented by the applicant.
P&Z ACTION:
February 9, 2012; Approved (6-0) subject to the Staff Report dated
February 3, 2012 and limiting the intensity of the use of the facility for
the purposes of the Montessori Academy to 100 students or fewer and
also limiting the terms of the specific use permit to the terms of the
lease with the church.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT TO
ALLOW A CHILDREN’S NURSERY, CHILD DAY CARE CENTER
AND KINDERGARTEN ON PROPERTY LOCATED AT 251
COUNTRYSIDE COURT, SOUTHLAKE, TEXAS, BEING
DESCRIBED AS LOT 2R1, BLOCK B, RAVENAUX VILLAGE
ADDITION, SOUTHLAKE, TARRANT COUNTY, TEXAS, MORE
FULLY AND COMPLETELY DESCRIBED IN EXHIBIT “A”, AND AS
DEPICTED ON THE APPROVED SITE EXHIBIT ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT “B” AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS
, a Specific Use Permit to allow a children’s nursery, child day care center and
kindergarten on property currently as known Grace Community Church has been requested by a
person or corporation having a proprietary interest in the property zoned as “S-P-1” Detailed Site
Plan District with “CS” Community Service uses ; and,
WHEREAS
, in accordance with the requirements of Section 45.1(2)(c) of the City’s
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council have
given the requisite notices by publication and otherwise, and have afforded the persons interested
and situated in the affected area and in the vicinity thereof; and,
WHEREAS
, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general welfare of
the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted to allow a children’s nursery, child day care center
and kindergarten at the Grace Community Church on property located at 251 Countryside Court,
currently known as Grace Community Church, being described as Lot 2R1, Block B, Ravenaux
Village Addition, an addition to the City of Southlake, Tarrant County, Texas, according to the plat
recorded in Cabinet ‘A’, Slide 2120, Plat Records, Tarrant County, Texas, more fully and completely

described in Exhibit “A”, and as depicted on the approved Site Exhibit attached hereto and
incorporated herein as Exhibit “B” and providing an effective date, subject to the provisions contained
in the comprehensive zoning ordinance and the restrictions set forth herein. The following specific
requirements and special conditions shall be applicable to the granting of this Specific Use Permit:
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
