The owner of the two existing tracts is proposing to divide the property as shown in order
to sell the one acre lot while continuing to reside on the 4.118 acre lot.

The Tree Conservation Plan shows no trees to be removed on either lot. The existing home
and two accessory buildings on the proposed Lot 11 will remain. All of the buildings comply
with the SF-1A zoning regulations on the lots as proposed with regard to setbacks and lot
coverage.

The applicant is requesting a variance to this requirement based on the fact that no
sidewalks exist along Greenbough Lane at this time and sidewalks are not likely to be
required on the other lots along Greenbough Lane since lots platted as single lots of record
are exempt from the sidewalk requirement.
