PROJECT: Master Sign Plan for Kimball Crossing
REQUEST:
On behalf of Greenway-1709 / Eleven Partners L.P., Reynolds Indoor, Inc. is
requesting approval of a Master Sign Plan for the approved Kimball Crossing
Development which is located at 2175 E. Southlake Blvd. The Master Sign Plan
addresses future attached signs located on the front and side elevations of the
building and one monument sign.
Sign Type Brief Description
Attached Signs:
LED or neon illuminated individual channel
letters with polycarbonate faces.
Letter face and return colors to be determined
by Tenant.
Letters to be mounted to 1/8” thick flat cut out
aluminum background painted to match dark
bronze.
1.00 square foot of signage allowed per every
1.00 foot of lease space frontage (width).
Overall sign width not to exceed 75% of lease
space frontage (width).
Single Line Copy: maximum letter height of 28
inches. Maximum aluminum cloud background
height of 34 inches.
(current sign ordinance would allow an
average maximum letter height of 20 inches at
this location)
Stacked Copy: maximum stacked height of 39
inches (i.e. two rows of 18 inch letters).
Maximum aluminum cloud background height
of 45 inches.

Sign Type Brief Description
Attached Signs:

Endcap tenants with side elevations facing a
street or designated parking area to be
allowed one additional attached sign on side
elevation. Formula for determining overall size
to be the same as that used for the front
elevation.
Tenants with lease space frontage (width) less
than 20 feet shall be allowed a minimum of 20
square feet for primary signage with a
maximum overall spread not to exceed 75% of
the lease space façade.
(current sign ordinance requires that attached
signs be placed in the middle 75% of the
single plane façade or centered. Depending
on lease space width, less than 20 feet allows
for 1.2 square feet of area per linear foot –
example: 15 feet of lease space width would
be allowed 18 square feet of signage as long
as it can fit into the middle 75%)
Monument Sign:
One two-sided monument sign proposed
Maximum number of tenant panels shall be 7
(current sign ordinance allows 6)
Maximum overall height of sign from grade
shall be 8 feet (current sign ordinance allows
maximum height of 8 feet)
Maximum overall length of structure excluding
architectural cap shall be 14 feet 10 inches
Maximum overall length of structure with
architectural cap shall be 16 feet 10 inches
(the proposed sign complies with current sign
ordinance regulation for maximum sign face
area of 120 square feet total – 60 square feet
per sign face; this sign also complies with the
12 foot setback regulation)

HISTORY:
Kimball Crossing zoning change and site plan was approved by City
Council September 6, 2011. The single-story strip retail/restaurant
building is not yet built. The applicant is seeking approval prior to
securing certain tenants.
STAFF COMMENTS:
The site plan and further sign information are under Attachment ‘C’
of this staff report.
REQUEST:
The applicant is requesting approval of a Master Sign Plan. Please
refer to the attached sign information (Attachment C) for more sign
details.
