This is a copy of the development plan which shows the lot layout, the ROW dedication,
street layout, fences and the proposed trails and sidewalks. There are 74 proposed lots in
the development on 46.6 acres. The lots range from 15.000 sq. ft to 25,684 sq. ft. The
density on the site is 1.59 du/acre. The ordinance allows up to 1.8 du/acre. There is 11.15
acres of open space or 24.12%, the ordinance requires a minimum of 10%. The
development plan indicates the deidication of ROW along Carroll Avenue to accommodate
the future widening of the roadway. The MTP plans for Carroll to be a 4 land divided
facility. The plan indicates 4’ sidewalks (gray dashed lines) along both sides of the
residential streets, except in the south open space and the north entrance. There is a 6’

connectity to the residential sidewalk system the Carroll Ave/Rucker Avenue 8’ foot
sidewalks (range dashed line) and provide connectivity back to the west. A buffer along
