4. Consider: Case ZBA-299, Variance to Ordinance No. 480, Section 34.1 (f),
which requires that a swimming pool shall not be located closer than
five feet (5') to another structure. The applicant is requesting to
place a swimming pool within one foot (1') of a residential structure.
Location: 708 Chaucer Court, legally described as Lot 15, Block 2,
Cambridge Place, Phase I, and being approximately 0.4635 acres
situated in the John A. Freeman Survey, Abstract No. 529. Current
zoning is "SF-20A" Single Family Residential District. Owner and
Applicant: Stratford Homes, Inc.

5. Consider: Case ZBA-300, Variance to Ordinance No. 480, Section 34.2 (b),
requiring that no accessory building shall be erected within ten feet
(10') of any other building, and Section 14.5 (c), requiring lots in the
"SF-20A" Single Family Residential District to have side yards of
not less than fifteen feet (15'). The applicant is requesting to place
an accessory building five and one-half feet (5'6") from a residential
structure, and to have a side yard of approximately eight feet (8').
Location: 203 East Chapel Downs Drive, legally described as Lot 17,
Block 4. Chapel Downs, and being approximately 0.4606 acres
situated in the William W. Hall Survey, Abstract No. 687. Current
Zoning is "SF-20A" Single Family Residential District. Owners and

not less than fifteen feet (15'). The applicant is requesting to place an
accessory building seven and one-half feet (7'6") from a residential
structure, and to encroach fifteen feet (15') into the side yard to
permit an accessory building on the property line. Location: 1215
Westmont Drive, legally described as Lot 8, Block 2, Oak Tree
Estates, and being approximately 0.461 acres situated in the John A.
Freeman Survey, Abstract No. 529. Current zoning is "SF-20B"
Single Family Residential District. Owner and Applicant: Armand

sixty (43,560) square feet. The applicant is requesting a lot with an
area of not more than forty-three thousand three hundred and fifty-
eight (43,358) square feet. Location: 575 East Dove Street, being
legally described as the proposed Lot 3R1, Block 1, Steward
Addition, being a revision of Lot 3, Block 1, Steward Addition, and
being approximately 0.995 acres situated in the Larkin H. Chivers
Survey, Abstract No. 300. Current Zoning is "AG" Agricultural
District. Requested zoning is "SF-IA" Single Family Residential
District. Applicant: Milo Choate. Owner: Gaylon Bailey.

sixty (43,560) square feet. The applicant is requesting a lot with an
area of not more than forty-three thousand four hundred and twenty -
nine (43,429) square feet. Location: 535 East Dove Street, being
legally described as the proposed Lot 3R2, Block 1, Steward
Addtion, being a revision of Lot 3, Block 1, Steward Addition, and
being approximately 0.997 acres situated in the Larkin H. Chivers
Survey, Abstract No. 300. Current Zoning is "AG" Agricultural
District. Requested zoning is "SF-IA" Single Family Residential

With no objections a motion was made to approve the minutes of October 29, 1998 as

Mr. Harris directed staff to obtain a modification of Board procedures from the city attorney.

Agenda Item #4 ZBA Case # 299 Variance
ZBA Case # 299 a request for a Variance to Ordinance No. 480, Section 34.1 (f), which requires
that a swimming pool shall not be located closer than five feet (5') to another structure. The
applicant is requesting to place a swimming pool within one-foot (1') of a residential structure.
The location is 708 Chaucer Court, legally described as Lot 15, Block 2 of Cambridge Place,
Phase I, and being approximately 0.4635 acres situated in the John A. Freeman Survey, Abstract
No. 529. The current zoning is "SF-20A" Single Family Residential District. The
owner/applicant is Stratford Homes, Inc.

engineered and were four-foot (4') deep with double steel on the bottom and fifteen foot (15')
piers.
There was no other person wishing to speak either in favor or in opposition of the request.

of not less than fifteen feet (15'). The applicant is requesting to place an accessory building
