AGENDA:
1. Call to Order.
2. Approval of Minutes of the December 16, 1999 Regular Board of Adjustment Meeting.
3. Administrative Comments.
4. Consider: Case ZBA-329, Variance to Ordinance No. 480, Section 34.2(e) for the
construction of an accessory building greater than one story or fourteen (14)
feet in height as defined by the Uniform Building Code, and a Special
Exception Use permit per Ordinance No. 480, Section 44.12 (3) for the
construction of accessory buildings or structures of a size or aggregate size
greater than the one thousand (1,000) square feet permitted in the "SF-lA"
Single Family Residential District. The applicant is requesting to have an
accessory building with a height of fourteen and one-half feet (14'6") as
defined by the Uniform Building Code, and to have accessory buildings with
a total area of one thousand six hundred and twenty (1,620) square feet.
Location: 535 Love Henry Court, being legally described as Lot 8, Block 1,
Southlake Estates, and being situated in the L.B.G. Hall Survey, Abstract
No. 686, and being approximately 1.765 acres. Current zoning is "SF-IA"
Single Family Residential District. Owners/Applicants: Francis Nathan and
Lisa Bailey

5. Consider: Case ZBA-336, Variance to Ordinance No. 480, Section 11.5 (b), requiring
lots in the "SF-lA" Single Family Residential District to have front yards of
not less than forty feet (40'). The applicant is requesting to have the main
dwelling encroach not more than fifteen (15) feet into the front yard setback.
Location: 1420 Laurel Lane, being legally described as Lot 1, Block 1,
Laurelwood Park Addition, situated in the T. Beedy Survey, Abstract No.
72, and being approximately 1.0 acre. Current zoning: "SF-IA" Single
Family Residential District. Applicant: John Parker. Owner: Millennium
Dream Homes.

6. Consider: Case ZBA-337, Variance to Ordinance No. 480, Section 7.4, which requires
that no more than one dwelling shall be on a single family residential lot.
The applicant is requesting a variance to allow the existing house to remain
on the lot until a new house is constructed, at which time the existing house
will be removed. Location: 4001 T.W. King Road, being legally described
as Tract 20 situated in the Reis D. Price Survey, Abstract No. 992D, and
being approximately 2.0 acres. Current zoning is "AG" Agricultural
District. Owner/applicant is Linnia Johnson.
