2003-07-10 REGULAR BOARD OF ADJUSTMENT MEETING July 10, 2003 LOCATION: 1400 Main Street, Southlake, Texas City Council Chambers of Town Hall EXECUTIVE SESSION: 6:00 P.M. If a need arises to seek the advice from the City Attorney as to the posted subject matter of this Board of Adjustment meeting, the issues or matters will be discussed in executive session. 1. Pursuant to Section 551.071, Texas Government Code, the Board may meet in executive session to consult with the City Attorney regarding matters authorized by Section 551.071, including items posted on this agenda. 2. Reconvene: Action necessary on items discussed in executive session. REGULAR AGENDA: 6:30 P.M. 1. Call to Order. 2. Approval of Minutes of the June 12, 2003 Regular Board of Adjustment Meeting. 3. Administrative Comments. 4. Consider: Case ZBA-412, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3) for construction of accessory buildings or structures of a size or aggregate size greater than that permitted under the accessory building requirements of the zoning district in which the property lies. The applicant is requesting to construct an accessory storage building of approximately one thousand (1,000) square feet making the total square footage for accessory buildings to be approximately one thousand five hundred forty-six (1,546) square feet. Public Hearing. 5. Consider: Case ZBA-414, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3), permitting the construction of accessory buildings or structures of a size or aggregate size greater than that permitted under the accessory building requirements of the zoning district in which the property lies and a Variance to Ordinance No. 480, Section 34.2(e) for the construction of an accessory building greater than one story or fourteen (14) feet in height. The applicant is requesting to construct a detached garage of approximately nine hundred sixty-eight (968) square feet of floor area making the total area of all accessory buildings to be approximately one thousand one hundred sixty (1,160) square feet with the proposed garage having a height of approximately 16'. Public Hearing. 10 2% 6. Consider: Case ZBA-415, Variance to Ordinance No. 480, Section 14.5(b) Front Yard: There shall be a front yard of not less than thirty-five (35) feet. The applicant is requesting to seek a reduction of the front setback requirement for construction of a house approximately 28' from the front property line. Public Hearing. 7. Consider: Case ZBA-416, Variance to Ordinance No. 480, Section 39.4 (b) where a non- residential use abuts a residentially zoned lot or tract or having an occupied residential dwelling, a screening device shall be erected along the side and rear property lines abutting said residential lot or dwelling to a height of eight (8) feet. The applicant is requesting a waiver of the screening requirement. Public Hearing. 8. Meeting Adjourned.
