2. Approval of Minutes of the April 14, 2005 Regular Board of Adjustment Meeting.

4. Consider: Case ZBA-451, Special Exception Use Permit per Ordinance No. 480, Section
44.12 (3), permitting the construction of accessory buildings or structures of a
size or aggregate size greater than that permitted under the accessory building
requirements of the zoning district in which the property lies. The applicant is
requesting to construct a detached garage of approximately three thousand two
hundred (3,200) square feet of floor area making the total square footage for
accessory buildings approximately three thousand nine hundred (3,900)
square feet. Location: 1963 E. Dove Street, being legally described as Tract
3A1E3, situated in the F. Throop Survey, Abstract No. 1511, and being
approximately 3.24 acres. Current Zoning: "SF-IA" Single Family
Residential District. Applicant: Joe & Lana Hill.

5. Consider: Case ZBA-454, Special Exception Use Permit per Ordinance No. 480, Section
44.12 (3) permitting the construction of accessory buildings or structures of a
size or aggregate size greater than that permitted under the accessory building
requirements of the zoning district in which the property lies, a Special
Exception Use Permit per Ordinance No. 480, Section 44.12 (4) permitting
accessory buildings located in the front yard, and a Variance to Ordinance No.
480, Section 34.2 (e) requiring an accessory building no greater than one story
or fourteen (14) feet in height. The applicant is requesting to construct a
detached garage and breezeway of approximately one thousand five hundred
(1,500) square feet of floor area located in the front yard with the proposed
garage having a height of approximately fifteen (15) feet. Location: 1345 Ten
Bar Court, being legally described as Lot 33, Block 3, Cross Timber Hills
Addition, and being approximately 1.28 acres. Current Zoning: "SF-IA"
Single Family Residential District. Applicant: Gregory D. Holm.
Public Hearing
6. Consider: Case ZBA-455, Variance to Ordinance No. 480, Section 11.5 (f) requiring that
the minimum area of a lot shall be forty-three thousand five hundred sixty
(43,560) square feet. The applicant is requesting to have a lot with an area
less than forty-three thousand five hundred sixty (43,560) square feet.
Location: 2020 E. Highland St, being legally described as Tracts 2A5 & 2A7,
situated in the Francis Throop Survey, Abstract No. 1511, and being
approximately 1.01 acres. Current Zoning: "SF-IA" Single Family
Residential District. Applicant: Terry & Kathryn McCarroll.

7. Consider: Case ZBA-456, Variance to Ordinance No. 480, Section 14.5 (b) requiring a
minimum front yard of not less than thirty-five (35) feet and a Variance to
Ordinance No. 480, Section 14.5 (c) requiring a minimum side yard of not less
than fifteen (15) feet. The applicant is requesting to have a minimum front
yard of approximately twenty-five (25) feet and a side yard of approximately
ten (10) feet. Location: 516 Stonebury Dr, being legally described as Lot 9R,
Block 1, Stonebury, and being approximately 0.63 acres. Current Zoning:
"SF-20A" Single Family Residential District. Applicant: Thomas & Anne
Murray.
Public Hearing
8. Consider: Case ZBA-457, Special Exception Use Permit per Ordinance No. 480, Section
44.12 (1), for servant/family quarters. The applicant is requesting to have a
family quarter as part of the main residence. Location: 3110 Briar Lane,
being legally described as Lot 3, Hilltop Acres Addition, and being
approximately 1.16 acres. Current Zoning: "SF-IA" Single Family
Residential District. Applicant: Doug & Elizabeth Mason.

Agenda Item #2 Approval of the Minutes:
The minutes of the March 24, 2005 Regular Zoning Board of Adjustment meeting were
deemed approved by Acting - Chairman Faglie as presented.

Mr. Bryner, senior planner, announced the next meeting date will be on May 12.

Agenda Item #4 ZBA Case # 451: Special Exception Use Permit for accessory buildings
of an aggregate size greater than permitted in the zoning district:
Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3), permitting the
construction of accessory buildings or structures of a size or aggregate size greater than that
permitted under the accessory building requirements of the zoning district in which the
property lies. The applicant is requesting to construct a detached garage of approximately
two thousand two hundred (2,200) square feet of floor area making the total square footage
for accessory buildings approximately two thousand nine hundred (2,900) square feet.
The property is located at 1963 E. Dove Street, being legally described as Tract 3AIE3,
situated in the F. Throop Survey, Abstract No. 1511, and being approximately 3.24 acres.
Mr. Bryner reported that Fifteen (15) notices were sent to property owners within 200 feet
and two (2) responses were received.

Board and answered questions.

#3 - Variance to Ordinance No. 480, Section 34.2 (e) requiring an accessory building no

The applicant is requesting to construct a detached garage and breezeway of approximately
one thousand five hundred (1,500) square feet of floor area located in the front yard with the

the Board and answered questions. He stated his accessory building would be in line with
the home and not in the front yard, striking request # 2.

requesting to have a lot with an area of less than forty-three thousand five hundred sixty
(43,560) square feet.
The property is located at 2020 E. Highland St, being legally described as Tracts 2A5 &
2A7, situated in the Francis Throop Survey, Abstract No. 1511, and being approximately
1.01 acres.

Special Exception Use Permit per Ordinance No. 480, Section 44.12 (1), for servant/family

Addition, and being approximately 1.16 acres.

item to the Board and answered questions.
Acting - Chairman Faglie opened the public hearing
David Blanchard, 3131 Briarwood, Southlake, TX, had concerns about this property
becoming multi-family.
Jerry Blythe, 3151 Briarwood, Southlake, TX, was concerned about the deed restrictions
expiring and was also concerned that this application appears to invite multi-family.
Mr. and Mrs. Mason returned to the podium and responded in rebuttal.
Acting - Chairman Faglie closed the public hearing
The Board discussed the application and assured the residents that the City of Southlake had
strict ordinances against what they were concerned about.
A motion was made to approve item case no. ZBA-457, as presented.
