1. Call to Order.
2. Approval of Minutes of the December 16, 2004 Regular Board of Adjustment Meeting.
3. Administrative Comments.
4. Consider: Case ZBA-442, Special Exception Use Permit per Ordinance No. 480, Section 44.12
(3), permitting the construction of accessory buildings or structures of a size or
aggregate size greater than that permitted under the accessory building requirements
of the zoning district in which the property lies. The applicant is requesting to
construct an accessory building of approximately one thousand (1,000) square feet.
Location: 1214 Woodsey Court, being legally described as Tract 134, situated in the
H. Decker Survey, Abstract No. 438, and being approximately 0.46 acres. Current
Zoning: "MH" Manufactured Housing District. Applicant: Marla Sporrer.
Public Hearing
5. Consider: Case ZBA-443, Variance to Ordinance No. 480, Section 22.5 (b) requiring a front
yard of not less than thirty (30) feet. The applicant is requesting to have a front yard
of approximately twenty-six (26) feet. Location: 850 E. State Highway 114, being
legally described as Lot 2, Block A, 114 & Carroll Addition, and being
approximately 1.641 acres. Current Zoning: "S-P-1" Detailed Site Plan District.
Applicant: Bradley J. Moss.

Darrell Fag lie; Jo Smart; Rick Stacy; Robert Hudson, Alternate #1; David Lambert,
Alternate #2; and Michael Waldman, Alternate #3.
MEMBERS ABSENT: Danny Mayer, Alternate #4.
STAFF PRESENT: Ben Bryner, Senior Planner; Jennifer Gonzales, ZBA Secretary.
Agenda Item #1 Call to Order: Chairman Miltenberger called the meeting to order at
6:23:21 p.m.
Agenda Item #2 Approval of the Minutes:
The minutes of the December 16, 2004 Regular Zoning Board of Adjustment meeting were
deemed approved by Chairman Miltenberger as presented.

Ayes: Hudson, Coonan, Smart, Faglie, Lambert and Miltenberger
Nays: None
Vote: 6 - 0 to Approve
Agenda Item #3 Administrative Comments:
Mr. Bryner, senior planner, announced the next meeting date will be on March 10, with four
items on this agenda. The following meeting will be March 24, with two items, if you can
plan ahead for these meetings.
Chairman Miltenberger read the meeting format outline.
Agenda Item #4 ZBA Case # 442, Special Exception Use Permit for an accessory
building of a size greater than permitted in the zoning district:
Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3), permitting the
construction of accessory buildings or structures of a size or aggregate size greater than that
permitted under the accessory building requirements of the zoning district in which the
property lies. The applicant is requesting to construct an accessory building of
approximately one thousand (1,000) square feet.
The property is located at 1214 Woodsey Court, being legally described as Tract 1134,
situated in the H. Decker Survey, Abstract No. 438, and being approximately 0.46 acres.

Mr. Bryner reported that fourteen (14) notices were sent to property owners within 200 feet
and two (2) response were received.
The applicant's fianc6, John Jones, 1214 Woodsey Court, Southlake, TX, presented this
item to the Board and answered questions.
Chairman Miltenberger opened the public hearing at 6:39:34 p.m.
There was no one in the audience to come forward to speak.
Chairman Miltenberger closed the public hearing at 6:39:36 p.m.
A motion was made to approve item case no. ZBA-442, permitting a 1,000 square foot
accessory building that will have no plumbing and no electricity.

Second: Smart
Ayes: Stacy, Coonan, Smart, Faglie, Lambert and Miltenberger
Nays: None
Vote: 6 - 0 to Approve
