2. Approval of Minutes of the January 26, 2006 Regular Board of Adjustment Meeting.
3. Administrative Comments.
4. Consider: Case ZBA-478, Variance to Ordinance No. 480, Section 33.14, requiring a
minimum lot size of one acre for the use of an on-premise septic tank and
subsurface drainage field. The applicant is requesting to have a private septic
system on a tract of land that will be less than one acre in size. Location:
1223 Woodsey Court, being legally described as Tract 1B4L3, situated in the
H. Decker Survey, Abstract No. 438, and being approximately 0.46 acres.
Current Zoning: "MH" Manufactured Housing District. Applicant: Nosa
Evbuomwan.

5. Consider: Case ZBA-480, Special Exception Use Permit per Ordinance No. 480, Section
44.12 (1), for servant/family quarters. The applicant is requesting to have a
family quarter as part of an accessory building. Location: 680 E. Dove Street,
being legally described as Tract 2B 1 A, situated in the J. Chivers Survey,
Abstract No. 348, and being approximately 2.00 acres. Current Zoning: "AG"
Agricultural District. Applicant: Jerry & Patricia Gilliland.
Public Hearing
6. Consider: Case ZBA-481, Variance to Ordinance No. 480, Section 11.5 (b), requiring a
front yard setback of not less than forty (40) feet. The applicant is requesting
to construct a new home with a proposed front yard setback of twenty (20)
feet adjacent to W. Dove Street. Location: 2280 N. Peytonville Avenue, being
legally described as Lot 1, C. Dart No. 2003 Addition, and being
approximately 0.831 acres. Current Zoning: "SF-IA" Single Family
Residential District. Applicant: Jerry Lewis.

Agenda Item # 1 Call to Order: Vice-Chairman Lambert called the meeting to order at
6:31:03 p.m.
Agenda Item # 2 Approval of the Minutes:
The minutes of the January 26, 2006 Regular Zoning Board of Adjustment meeting were
deemed approved at 6:32:15 p.m. as presented.

Agenda Item #3 Motion to table ZBA Case #478, Variance to minimum lot area for a
private septic system until March 16, 2006 meeting.

Agenda Item #4 ZBA Case #480, Special Exception Use for a servant/family quarters.
Special Exception Use Permit per Ordinance No. 480, Section 44.12 (1), for servant/family
quarters. The applicant is requesting to have a family quarter as part of an accessory
building.
The property is located at 680 E. Dove Street, being legally described as Tract 2131A,
situated in the J. Chivers Survey, Abstract No. 348, and being approximately 2.00 acres.
Mr. Bryner reported that (10) ten notices were sent (2) two responses in favor were received.
The applicant Mr. Jerry Gilliland and Mrs. Patricia Gilliland, 680 E. Dove Street, Southlake,
Texas, presented the item to the Board and answered questions.
Vice-Chairman Lambert opened and closed the public hearing at 6:48:54 p.m.
Greg Standerfer made a motion that case no. ZBA-480 be approved with specific
instructions as follows: if the accessory structure is visible from the street, additional
screening is to be planted by the applicant to grow and screen the structure in accordance
with direction from the Chief Building Official during permitting process.

Mr. Victor Esquela, spoke in opposition at 7:04:08 p.m.
Vice-Chairman Lambert closed the public hearing at 7:12:14 p.m.
Vice-Chairman Lambert reopened the public hearing at 7:22:56 p.m.
The applicant's representative, Brad Martin responded to the fence issue.
Vice-Chairman Lambert closed the public hearing at 7:23:55 p.m.
Greg Standerfer made a motion that case no. ZBA-481 to be approved as submitted.

Vote: 3-2-0 Motion Failed
Greg Standerfer made a new motion for case no. ZBA-481 to be approved with a (30) thirty
