EXECUTIVE SESSION: If a need arises to seek the advice from the City Attorney as to the
posted subject matter of this Board of Adjustment meeting, the issues or matters will be discussed in
executive session.
1. Pursuant to Section 551.071, Texas Government Code, the Board may meet in executive session
to consult with the City Attorney regarding matters authorized by Section 551.071, including
matters posted on this agenda.

2. Approval of Minutes of the December 28, 2006 Regular Board of Adjustment Meeting.
3. Administrative Comments.
4. Consider: Case ZBA-507, Special Exception Use Permit per Ordinance No. 480, Section
44.12 (3) permitting the construction of accessory buildings or structures of a
size or aggregate size greater than that permitted under the accessory building
requirements of the zoning district in which the property lies. The applicant is
requesting to construct a pool cabana of approximately five hundred (500)
square feet making the total square footage for accessory buildings to be
approximately one thousand one hundred (1,100) square feet. Location: 2101
Durango Court, being legally described as Lot 18, Block 10, Estes Park Phase
2, and being approximately 0.83 acres. Current Zoning: "R-PUD" Residential
Planned Unit Development District. Applicant: Ryan Smith.

Agenda Item # 1 Call to Order: Vice-Chairman Standerfer called the meeting to order at
6:54:18 p.m.
Agenda Item # 2 Approval of the Minutes:
The minutes of the December 28, 2006 Regular Zoning Board of Adjustment meeting had
one correction, the date for next meeting should be January 11, 2007 in lieu of November
16, 2006. The minutes were deemed approved at 6:54:36 p.m. by Vice-Chairman Standerfer
as corrected.

Agenda Item # 3 Administrative Comments:
Mr. Bryner, Planner II, announced there are no submittals for January 25, 2007 and the next
meeting will be on February 15, 2007 unless otherwise notified.
Agenda Item #4 ZBA Case #507, Special Exception Use Permit for an accessory
building of an aggregate size greater than permitted in the zoning district.
Case ZBA #507, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3)
permitting the construction of accessory buildings or structures of a size or aggregate size
greater than that permitted under the accessory building requirements of the zoning district
in which the property lies. The applicant is requesting to construct a pool cabana of
approximately five hundred (500) square feet making the total square footage for accessory
buildings to be approximately one thousand one hundred (1,100) square feet.
The property is located at 2101 Durango Court, being legally described as Lot 18, Block 10,
Estes Park Phase 2, and being approximately 0.83 acres.
Mr. Bryner reported that forty-nine (49) notices were sent within 200 feet and within the
subdivision and three (3) responses were received: DeAnn Mauk, 1010 Carroll Meadows
Court, Southlake, Texas, in favor; Glenn Bruton, 2105 Estes Park Drive, Southlake, Texas,
in favor; H. Sarrell Miller, 900 Round Hill Road, Southlake, Texas, in favor.
The applicant Ryan Smith, 2101 Durango Court, Southlake, Texas once sworn in, presented
items to the Board and answered questions.
Vice-Chairman Standerfer opened and closed the public hearing at 7:02:45 p.m.
Michael Waldman made a motion to approve ZBA case # 507 approving the revised plans
as presented.

Vote: 4-0-0 to Approve
