EXECUTIVE SESSION: If a need arises to seek the advice from the City Attorney as to the posted
subject matter of this Board of Adjustment meeting, the issues or matters will be discussed in

Pursuant to Section 551.071, Texas Government Code, the Board may meet in executive
session to consult with the City Attorney regarding matters authorized by Section 551.071,
including matters posted on this agenda.

2. Approval of the minutes of the July 10, 2008 regular Board of Adjustment meeting.
3. Administrative Comments.
4. Consider: Case ZBA-548, Variance to Ordinance No. 480, Section 14.5(c) requiring a
side yard of not less than fifteen (15) feet. The applicant is requesting a side
yard setback of six (6) feet to build an attached garage. The property is
located at 1522 Flamingo Circle, being legally described as Lot 55, Block 2,
Dove Estates. The current zoning is "SF-20B" Single Family Residential
District. Applicant: Jason L. Patak.

Agenda Item # 1 Call to Order: Chairman Standerfer called the meeting to order at 6:30
p.m.
Agenda Item # 2 Approval of the Minutes:
The minutes of the July 10, 2008 Regular Zoning Board of Adjustment meetings were
deemed approved.

Ay,enda Item # 3 Administrative Comments:
Richard announced there were no submittals at this time. At the August 28th meeting, we
will have orientation and the attorney is scheduled to go over rules of procedure.
Agenda Item # 4 ZBA Case # 548, Variance to minimum side yard setback.
ZBA Case # 548 Variance to Ordinance No. 480, Section 14.5(c), requiring a side yard of
not less than fifteen (15) feet. The applicant is requesting a side yard setback of six (6) feet
to build an attached garage.
The property is located at 1522 Flamingo Circle, being legally described as Lot 55, Block 2,
in Dove Estates and being approximately 0.261 acres.
Richard Schell reported that one hundred and nine (109) notices were sent within 200 feet
with eleven (11) responses, Deno & Kristen Maggi, 4020 Flamingo Cir., Southlake, Texas
in favor, Kenneth D. Hoisbeke, 1502 Flamingo Cir., Southlake, Texas opposed, Timothy
Shiner, 737 Bandit Trl., N. Richland Hills, Texas who also owns 3061 Flamingo Cir., 3110
Peninsula Dr., and 1380 Burney Ln., Southlake, Texas in favor, Gary & Beverly McDonald,
1439 Flamingo Cir., Southlake, Texas in favor, John & Debi Driggs, 2961 Flamingo Cir.,
Southlake, Texas in favor, Richard & Kristin Hughes, 6541 Anita St., Southlake, Texas
opposed, Jason L. Patak, 1522 Flamingo Cir., Southlake, Texas in favor, Jerry & Patricia
Gilliland, 680 E. Dove Rd., Southlake, Texas in favor, Keith & Mary Grant, 1519 Flamingo
Cir., and they also own four (4) lots in favor, James & Stephanie Langston, 3200 Peninsula
Dr., Southlake, Texas in favor, Ruth & Tom O'Neill, 1310 Burney Ln., Southlake, Texas in

The applicant, Jason Patak, 1522 Flamingo Cir., Southlake, Texas once sworn in, presented
items to the Board and answered questions.
Chairman Standerfer opened and closed the public hearing at 6:46 p.m.
Michael Waldman made a motion to approve ZBA Case # 548 as submitted.
