EXECUTIVE SESSION: If a need arises to seek the advice from the City Attorney as to the posted
subject matter of this Zoning Board of Adjustment meeting, the issues or matters will be discussed in

4. Consider: ZBA -590, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3)
permitting the construction of accessory buildings or structures of a size or aggregate
size greater than that permitted. Ordinance No. 480, Section 14.5(e) requires that the
sum total of accessory buildings shall not exceed six hundred (600) square feet. The
applicant is requesting to construct an accessory building of approximately 1,311
square feet. The property is located at 2803 Watts Court, being described as Lot 13,
Block 1, Ridgewood II, an addition to the City of Southlake, Tarrant County, Texas, and
being approximately 0.57 acres. The current zoning is "SF -20A" Single Family
Residential District. Applicants: Bruce and Vicki Fields. SPIN Neighborhood 11.
The applicant has requested to table this item to the August 12, 2010 meeting.
5. Consider: ZBA -593, Variance to Ordinance No. 480, Section 14.5d, requiring a rear yard setback
of not less than forty (40) feet. The applicant is requesting a rear yard setback of
twenty (20) feet to add a covered patio to the existing residence. The property is
located at 116 Wilmington Ct, being described as Lot 3, Block 1, Wilmington Court, an
addition to the City of Southlake, Tarrant County, Texas, and being approximately 0.46
acres. The current zoning is "SF -20A" Single Family Residential District. Applicant:
Clint Hart. SPIN Neighborhood 7.

portable buildings. The applicant is requesting an extension of three (3) years on two
(2) existing portable buildings at Eubanks Intermediate School for education
classrooms. The property is located at 500 S. Kimball Avenue, being described as Lot
1R, Block 1, Carroll ISD No. 4 Addition, an addition to the City of Southlake, Tarrant
County, Texas, and being approximately 35.47 acres. The current zoning is "CS"
Community Service District. Applicant: Carroll Independent School District. SPIN
Neighborhood 8.

35 being four affirmative votes and that a revote on the May 27, 2010 minutes would be taken at
36 the next scheduled meeting. However, after checking the Rules of Procedure, only a simple
37 majority is needed for any motion other than a request. The May 27, 2010 minutes were
38 approved and no revote will be necessary at the next scheduled meeting.

40 Agenda Item No. 3 Administrative Comments: Richard Schell, Planner II, announced our
41 next scheduled meeting on July 15, 2010.

44 a Size Greater than Permitted: Special Exception Use Permit per Ordinance No. 480, Section
45 44.12 (3), permitting the construction of accessory buildings or structures of a size or aggregate
46 size greater than permitted on approximately 0.57 acres. Zoning Ordinance No. 480, Section
47 11.50(j)1(i) requires that the sum total of all accessory buildings shall not exceed six hundred
48 (600) square feet. The applicant is requesting to construct an accessory building of
49 approximately 1,311 square feet, consisting of a three car garage, an exercise room and a
50 storage room.

105 two (2) existing portable buildings at Eubanks Intermediate School for education classrooms.
106 Due to a planned expansion of the existing school building, one of the portable buildings is
107 proposed to be moved to a new location. A request for a variance to Ordinance 480, Section
108 44.12.7.c, requires that portable buildings have a masonry facade meeting the requirements of
109 the City's masonry ordinance will be heard at the June 15, 2010 City Council meeting. Approval
110 of this Special Exception Use would be subject to approval of the masonry variance by City
111 Council.
