MAY 13., 2010 EXECUTIVE SESSION: If a need arises to seek the advice from the City Attorney as to the posted subject matter of this Zoning Board of Adjustment meeting, the issues or matters will be discussed in executive session. 1. Reconvene: Action necessary on items discussed in executive session. REGULAR SESSION: 1. Call to Order. 2. Approval of the minutes of the March 11, 2010 regular Zoning Board of Adjustment meeting. 3. Administrative Comments. REGULAR AGENDA: 4. Consider: ZBA -590, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3) permitting the construction of accessory buildings or structures of a size or aggregate size greater than that permitted. Ordinance No. 480, Section 14.5(e) requires that the sum total of accessory buildings shall not exceed six hundred (600) square feet. The applicant is requesting to construct an accessory building of approximately 1,311 square feet. The property is located at 2803 Watts Court, being described as Lot 13, Block 1, Ridgewood II, an addition to the City of Southlake, Tarrant County, Texas, and being approximately 0.57 acres. The current zoning is "SF -20A" Single Family Residential District. Applicants: Bruce and Vicki Fields. SPIN Neighborhood 11. The applicant has requested to table this item to the May 27, 2010 meeting. 5. Consider: ZBA -591, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3) to allow construction of an accessory building greater than the size or aggregate size permitted in the zoning district, which is 600 square feet. The applicant is proposing to construct a garage and breezeway totaling approximately 766 square feet. The applicant is also requesting Variances to Ordinance No. 480, Section 34.2 (a), requiring a setback of ten (10) feet to a property line located in the rear yard for accessory buildings having a permanent foundation and to Ordinance No. 480, Section 34.2 (e), requiring that accessory buildings not exceed one story or fourteen (14) feet in height. The applicant is proposing that the garage have a setback of eight feet two inches (8'2 from the side property line in the rear yard and a height of fifteen feet six inches (15'6 The property is located at 1204 Sabine Ct., being described as Lot 10, Block 1, Southridge Lakes Addition, Phase I, an addition to the City of Southlake, Tarrant County, Texas, and being approximately 0.548 acres.
