The property is located at 205 East Southlake Boulevard (FM 1709). The Current Zoning 25 is "AG" Agricultural District. The Requested Zoning is "S-P-2" General Site Plan District. SPIN 26 Neighborhood # 9W. The Owners are Steve and Dixie Garrett. Dove, Southlake, TX spoke in opposition, stating she would like to see the 27 master plan followed. She said the school traffic on Dove was already very heavy. She was also 28 concerned about flooding potential since her property contains a creek. She stated the lots were 29 too small for the size of proposed houses. 30 31 Jay Koldus, 600 E. Dove, Southlake, TX spoke in opposition. He does not want to see the high 32 density in this area. He is concerned about size and quality of the houses. He does not want the 33 smaller lots. He stated traffic is very heavy on Dove. ■ 34 35 Leann Munioz, 1000 Carroll Meadows Ct., Southlake, TX spoke in opposition, stating she was 36 concerned about the houses selling... comparing this development to Triple C Ranch. She said 37 the traffic on Dove would only get worse. She was concerned about drainage. 38 39 Scott Martin, 591 E. Dove Rd., Southlake, TX stated he was an adjacent property owner to the 40 north. He spoke in favor of a residential planned unit development (R-PUD). 41 42 Sonja Callicott, 435 E. Dove Rd., Southlake, TX spoke in opposition, stating she does not like 43 the R-PUD. She thought there were too many lots and would like to see some 2 changes... agreeing with the R-PUD if adequate changes were made. 3 4 Marsanne Howard, 535 E. Dove Rd., Southlake, TX stated she agreed with Mr. Martin. She 5 wanted to see the trees kept. She supports the R-PUD. She stated she doesn't have an opinion 6 about the density. She felt confident that her issues could be worked out with Paul Spain. She 7 thought this development would be a positive benefit for her neighborhood. / 8 9 Michael Francis, 1804 Kingsbridge Lane, Keller, TX introduced himself as the Hess's (one of 10 the property owners) son-in-law. He spoke highly in favor of this development. 11 12 Jan Francis, 1211 Ashmoore 0., Southlake, TX spoke in opposition to the density. She would 13 like to see the R-PUD with 35 houses. 14 15 Jessica Landstrate, 430 E. Dove, Southlake, TX spoke in opposition, stating her concern for 16 drainage. 17 18 Martha Durham, 708 E. Dove, Southlake, TX spoke in opposition, stating her concern for high 19 density and drainage. 20 21 Chairman Murphy closed the joint public hearing (06-05-03, CD 1, 8:19:01 P.M.) 22 23 Chairman Murphy called for discussion from the Commissioners. 24 25 Chairman Murphy called Paul Spain back to the podium. He stated the Commission liked the R- 26 PUD, however, the residents would need time to review the new concept. He stated there were too 27 many lots and asked Paul what he wanted to do. r 28 29 Paul agreed to hold another SPIN meeting and work with the neighborhood. He requested to table 30 his items and convert his application.
