32 (14) of the respondents also signed letters which offered four (4) reasons for their opposition.
33 Briefly, these are:
34 1. The increased traffic that this proposed development will bring to South Peytonville is totally
35 unacceptable. The traffic is already at a dangerous level in the morning and afternoon.
36 2. Lots 2 through 7 should remain as platted to maintain the rural setting. Any change in this

38 3. Public safety vehicles may not have adequate access to this large of a development without

12 the continuity of the neighborhood. He does not feel he should have to fight for the survival of his
13 platted neighborhood.

16 years when it is surrounded by half acre lots.

18 Charles Foster, 360 S. Peytonville, Southlake, TX voiced his concern about the increase in traffic

5 Liebman with the primary concern being a consistency in the appearance of the property perimeter.

7 Chairman Wright asked Mr. Depew if he would be willing to come back at a later date with more
8 detail on the detention areas and the swimming pool including a tree survey. Mr. Depew stated that
9 he could do that.

11 Naomi Morrison, 701 S. Peytonville, Southlake, TX would like to see the main entrance to Southlake
12 Woods moved somewhat to avoid being directly in front of her daughter's lot. She would also like
13 to see a consistency of fencing along the edge of her property. Lastly, she asked the Commission
14 if the lots directly across Peytonville could possibly be changed to one (1) acre lots, also.

16 David Baltimore, 1368 Highland Hill, Southlake, TX questioned the safety of children getting to and
17 from school and whether there would be sidewalks on the proposed property.

19 The applicant agreed to implement several changes to his plan which were:
20 increase lot sizes from '/2 acre to one (1) acre on lots which are adjacent to one (1) acre lots

21 and on lots adjacent to Peytonville
22 • include a tree survey on the pool and recreation area
23 • include a detail of the property's perimeter fencing and berming including masonry walls by

wants to keep the creek as natural as possible.

5 Vice - Chairman Potter asked the Applicant what type of tenant he is targeting for the "0-1" area of
6 the property. Mr. Myers stated he would be interested in any tenant listed in permitted uses for this
7 type of zoning, but agreed that radio recording, television broadcasting and heavy duplicating
8 services are not the businesses he is targeting.

10 Commissioner Edmondson questioned exactly how much work the applicant plans on doing in the
11 floodway. Mr. Myers said his main concern is retaining the water that comes off the roofs and
12 parking lots.

17 promised him a 6' wrought iron fence with screening hedges between their two properties which is

19 zoning than the original request of "C -3 ". He is also appreciative of the fact that the Applicant
20 intends to keep the group of trees on the northeast corner of the property.

22 Jim Bedgood, 220 Timberline Lane, Southlake, TX does not feel the property should be developed
23 as far back into the lot as proposed. He thinks it would eventually depreciate the value of the lots
7 4 in Timberline Estates. He also feels that it will create a traffic hazard as cars leaving this property
attempt to merge into traffic on Southlake Blvd. (F.M. 1709) considering how close it is to the
26 intersection of Davis Blvd.

29 the commission approves it.
