Gandy, Zoning Administrator SUBJECT: ZA 92 -14 Specific Use Permit: Satellite Dish REQUESTED ACTION: Specific Use Permit for the installation and use of a television satellite dish per the requirements of Ordinance No. 480, Section 45.1 (35) for property legally described as Lot 22, Block 2, Chapel Downs. This section provides that "any and all satellite dishes shall be installed in the required rear yard in such a manner as to reduce or eliminate their visibility from all public rights -of- way." As noted on the attached exhibit, the dish is situated in the rear yard, 9 1/2 feet from both the rear and side property lines. The ten (10) foot dish is attached on a 4 1/2 foot pole with the overall height measuring approximately 9 1/2 feet. There is a six (6) foot privacy fence enclosing the back yard. Gandy, Zoning Administrator SUBJECT: ZA 92 -15 Specific Use Permit: Portable Building REQUESTED ACTION: Specific Use Permit for the placement and use of a portable building per Ordinance No. 480, Section 45.1 (30) and Section 45.7 on property legally described as 1.00 acre out of the A.H. Chivers Survey, Abstract No. 299, Tract 4H. Originally, this request was made solely on behalf of Rosemary Hutchins for the operation of Camp Summer Oaks. The City Council will not allow her to continue the camp at her home in Whispering Dell Estates. She has asked the school if she could use their facility for an alternate location of the summer camp. Camp enrollment is projected to be thirty (30) children. See attached letter dated April 13, 1992. Per the attached letter dated April 29, 1992, the Montessori Academy amended their request to include their own use of the structure as a music room until Fall, 1993. They have plans to build a new permanent structure for occupancy during the 1993 -94 school year. The school has requested that the permanent foundation and masonry requirements be waived due to the short time frame of the intended use. LOCATION: 1060 E. STAFF COMMENTS: Attached please find a reduction of a previously approved plan with the location of the portable building added. Staff waived the required concept plan because the exhibit met the intent of the ordinance. The school presently has five (5) classrooms and no assembly area. The portable building would add one (1) additional classroom to the facility, making a required total of six (6) spaces. There are now approximately 10 spaces available. KPG 1060 Highland Street HIGHLAND MEADOW Southlake, Texas 76092 �+ �' MONTESSORI ACADEMY Phone: (817) 488 -2138 ywl ,l April 29, 1992 To Southlake City Council: Dear Council Members, On April 13, I wrote a letter to the Council concerning our school trying to help Rosemary Hudgins with her summer science camp. In order for us do that, we need to have a new SUP permit for the portable building that is located on our . campus. Since that letter, a couple of things have happened. We still need the permit in order for her to use the building this summer, but there is a great possibility that we may need the building for a couple of hours each day next year for our music classes. Our enrollment has grown for the fall, and we need to open another classroom. We have the room in our permanent building for the classroom, but we then have no room for music class. Our plans are to build another building for the fall of 1993 -94 school year, which will eliminate the portable building all together. We do not want to keep the small portable building when the new one is in place, therefore, we have no plans to try and transform it into a permanent building. According to the SUP ordinance, we also would like to have the permanent foundation and masonry requirements waived. If you would consider granting us a SUP for the portable building in it's existing form, Mrs. Hudgins could use it for summer camp, and if necessary, we could use it on a part time basis until the fall of 1993, when our new building will be in place. The existing structure does match the exterior design of our present building and has passed fire code. Your consideration in this matter would be greatly appreciated.
