request on these same tracts. P & Z recommended denial
due to noncompliance with the City's Land Use Plan. The
City Council denied the request on the First Reading of
Ordinance No. 480 -18. The applicant at that time was
Bass Development Co.

RESPONSES: Two (2) written: T. F. Morton, 308 Blanco Circle, was in
favor "so long as it is approved exactly as drawn" and
Roy J. Stacy, 320 Shady Oaks Drive, was opposed because
the City's Master Plan showed the area as "low density
housing, and the plans for 28 houses on 19.995 acres is
not low density."

7. Per the requirements of Ordinance No. 483, Section 5.03 -K -1,
please provide a street stub east from the northernmost
cul -de -sac.

9. Ordinance No. 483, Section 8.01 -F requires a minimum of 125'
lot width adjacent to property shown on the Land Use Plan as
lots of one acre or larger in size. This would apply to Lots
3, 5, 10, and 12.

SUBJECT: Masonry Ordinances Revision
Attached please find a proposed revision to the masonry
ordinances repealing Ordinance Nos. 311 and 415. This
revision attempts to clarify the existing provisions, update
the names of applicable zoning districts, and revise certain
administrative functions in the approval process.
Other proposed changes are as follows:
Section 1 (F): Added Highway No. 26 to other state or
farm -to- market roads listed;
Section 2: Added definitions of residential and
nonresidential structures and planned industrial
park;
Section 3: City Council variance approval by majority of
voting members rather than three - fourths vote;
Section 4: Notices sent by Zoning Administrator's office;
Section 5: Revising application fee;
Section 6: Establishing a section on nonconforming
structures per language in Section 6 of the
City's zoning ordinance;
Sections 7 through 10 and 13: Revising the standard legal
language;
Sections 11 and 12: Adding the publication requirements.
The current masonry ordinances (No. 311 and 415) are attached
for your review.
