Item 6F (2)The following is a zoning change and site plan for the Bosworth Offices under Planning Case ZA11-051. 1 The applicant, Paragon Design Group on behalf of Marine Quest, Inc. is requesting approval of a zoning change and site plan from “S-P-1” Detailed Site Plan Zoning District to “S-P-1” Detailed Site Plan Zoning District for the purposes of consolidating two lots with two separate buildings into one, located at 1900-1930 E. State Highway 114. 2 The future land use designation is Mixed Use 3 The current zoning is “S-P-1” Detailed Site Plan Zoning District. 4 The following is an aerial of the site with the boundary of the zoning request in question encompassed by the yellow dashed line. The two lots where the combining of the two buildings will occur is within the solid blue line. 5 This is a birds eye view looking north. 6 This is the previously approved site plan which was approved by City Council on May 20, 2008. From this previously approved plan the buildings on lots 3 and 4 will be combined to form one building. The footprint on both these buildings would combined be 6,142 square feet in size, with the 2floor added would bring the total floor area to 7,442 square feet. nd 7 This is the applicants proposed site plan. With this request, the buildings are now shown to be combined to form a total floor area of 5,856 square feet. This would be a reduction in total floor area of approximately 1,586 square feet with no second floor provided on the new proposed building. 8 This is an enlarged site plan 9 These are the elevations provided by the applicant of the front and rear of the building which would also be the west and east elevations. The materials proposed would be brick and stone and will match the previously approved materials and exiting building to the north. 10 These are the left and right elevations or north and south elevations 11 This is an artists rendering of the proposed building. 12 The following is the landscape plan provided by the applicant. There are no changes to the landscape plan other than rearranging of plantings to accommodate the two previously separated buildings. 13 There is also an amended plat being processed administratively which will be approved if the applicants zoning change and site plan is approved.
