Property Situation
The property is located at 200 N. Kimball Avenue, Suite 228.
Development Details
The applicant is requesting a revised site plan approval to modify the east building
façade for HomeGoods who is proposing to occupy two tenant spaces within the
Southlake Corners shopping center. The applicant is proposing to modify the front entry
of the building which will consist of removing the existing molding and accent tiles and
refinishing the area where the removed portions are located. There is also an
approximate 640 square foot loading dock and trash compactor addition being proposed
to the rear of the building. All materials will match the existing building and be consistent
with the finishes.

Yes.

Will you be using masonry screening for the loading dock/trash compactor area?
Yes, it will match the existing masonry on the building.

Will the trash compactor be on the inside?
Yes.

Will your products be used?
No. We only sell new products. We sell many top brands. We take surplus items

and sell them.
Do you buy the surplus items from other stores?
No. We buy them direct from the suppliers.

Is this store like Tuesday Morning?
No.

How will you maintain the inside of the store?
There will be a nightly cleaning crew and also a floor service that comes in and

waxes the floors.
Do you do your own maintenance?
No. We have nationwide contracts.

Will you have a designated smoking area for your employees?
It is corporate policy that employees do not smoke around the store-front entry.

We also do not allow food or drinks on the sales floor.
What will the hours of operation be?
9 a.m. until 9 or 10 p.m. depending on the area and traffic.

Will you have security guards at night?
No. The store will install a security camera and alarm system.

policy. We continually stock items as needed.

How many employees will you have?
A total of approximately 90-120, making adjustments as necessary. We would

have about 30 on the floor during a daytime shift, with extra people hired during
the holidays.
When will you be up and running?
We are hoping to open in May 2012.

Who maintains the front of the building? The shopping center or store? Lots of times I
I would have to look at the lease agreement but anything that is not taken care of

by the land managers would be addressed by our store managers.
How late after closing do the employees stay?
Most employees leave right away. Some may stay for an hour or so.

What about security? I would worry about young employees walking to their cars late at
night. How do you handle that?
We encourage our employees to leave in groups.

Are the majority of the employees adults or teens?
Not too many are teen-agers. Most of our employees are in their early to mid

twenties.
Do you train the employees? When a customer comes in and asks a question, will they
know where to direct them?
Yes. We train all of our new employees two weeks prior to opening. We also

have several veteran employees from other locations come in to work.
Is there another store near here that we could look at?
There is an older store in Irving. A newer store is in Waxahachee. That is one

HomeGoods store nearby.
