Planning Case ZA11-050.

The applicant Corgan Associates Inc. on behalf of Verizon Wireless is requesting approval of
a Site Plan for an expansion of approximately 56,529 square feet with two-storys to
increase the network space and infrastructure at their existing facility located at 500 W.
Dove Road.

The future land use designation is mixed use.

Original Concept Plan was approved by City Council on October 17, 1995. This approval
established the “NR-PUD” zoning and allowed for C-3 General Commercial, O-2 Office,
“HC” Hotel and “CS” Community Service uses on the property

The following is the existing site plan for the approximately 389,000 square foot facility.

This is the proposed site plan of an approximately 56,529 square foot two-story expansion
which consists of a service yard area which will house and screen six generators and three
cooling towers. The building expansion will house data and networking equipment, more
information can be found in the applicants narrative letter under attachment ‘C’ of the staff
report provided to the Commission. In addition, there are some parking spaces being
added to the site to simply provide for additional parking. The applicant is required even
with this addition to have a total of 491 parking spaces for the entire facility. They have
provided 609 in total including the additional 38 spaces with this request.

The following slide is the elevations for the north façade. A 20-foot wall will enclose the
service yard area and the building height will be approximately 43-feet 6-inches. The
materials being used will mainly consist of brick to match the existing facility.

This is the east and west façade elevations. The building expansion will be the same height
as the existing facility.

This is the plan for the proposed service yard showing the generators and cooling towers.

This is the proposed landscape plan. The applicant is proposing to remove five (5) existing
interior landscape trees for the construction of the proposed expansion and additional
parking spaces. An additional four (4) live oaks, eight (8) magnolia, five (5) crape myrtle,
and one-hundred-ninety-seven (197) burford hollies are proposed to be installed with the
new expansion.

There is a variance associated with this request to the vertical and horizontal articulation
requirements of the Overlay zones section of the zoning ordinance. The applicant is
requesting a variance in order to be consistent with the existing building as it was approved
previously.
