That we, Louis M. & Leslie Morris, GRANTOR herein, for and in consideration
of the sum ofTen ($10.00) Dollars and other good and valuable consideration in
hand paid by the CITY OF SOUTHLAKE, home rule municipal corporation of
the County of Tarrant, State of Texas, GRANTEE herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, do hereby grant, sell
and convey unto the said GRANTEE a permanent and perpetual easement for the
purpose of installing, repairing, maintaining, altering, replacing, relocating,
rebuilding, removing, and operating a paved turn-aroundjn, into, upon, over,
across, under and through all that land in Tarrant County Texas described as
follows, to-wit:
A Permanent Access and Turn-Around Easement contammg
approximately 219 square feet, as more particularly described in Exhibit
"A" and shown on Exhibit "B" attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs,
representatives, successors and assigns shall at no time erect, place or construct,
or cause to be erected, placed or constructed in, into, upon, over, across or under
any easements granted herein any temporary or permanent structures, and it is
further agreed that GRANTEE shall have the right to excavate and fill upon said
permanent easement and to remove from said permanent easement, any fences,
buildings or other obstructions as may now be found upon said permanent
easement.
It is further intended that the Permanent Access and Turn-Around Easement
herein granted to the GRANTEE shall run with the land and forever be a right in
and to the land belonging to GRANTOR, and GRANTOR'S successors and
assigns, and said grant is expressly excepted from any right of reversion of said
premises under any prior deeds in GRANTOR's chain of title. The Permanent
Turn-Around Easement, rights and privileges granted therein are exclusive, and
GRANTOR covenants that it will not convey any other easement or conflicting
rights within the area covered by the grant to any other person.

FIELD NOTES
Description for a Turnaround Easement in the in the A. H. Chivers Survey,
Abstract Number 299, City of Southlake, Tarrant County, Texas, and being
a portion of a tract of land described in a deed to Louis M. and Leslie
Morris, recorded in Volume 16242, Page 133, Deed Records, Tarrant
County, Texas, and being described by metes and bounds as follows:
BEGINNING at an 1/2" iron pin found in the north line of Primrose Lane for the
southwest corner of said Morris tract, said pin also being the southeast corner of a tract
of land described in a deed to 4F Development, LP, recorded in Clerk's File Number
0205258379, Deed Records, Tarrant County, Texas;
THENCE North 00 degree 46 minutes 46 seconds West a distance of 27.62 feet along
the west line of said Morris tract and the east line of said 4F tract;
THENCE North 89 degrees 23 minutes 13 seconds East a distance of 2.00 feet to the
beginning of a curve, concave to the northeast, having a radius of 28.00 feet and a long
chord which bears 38.73 feet, South 44 degrees 41 minutes 33 seconds East;
THENCE Southerly, Southeasterly and Easterly along said curve a distance of 42.77
feet to the north line of Primrose Lane and the south line of said Morris tract;
THENCE South 89 degrees 46 minutes 56 seconds West a distance of 28.86 feet along
the north line of Primrose Lane and the south line of said Morris tract to the POINT OF
BEGINNING, said described tract containing 219 square feet of land.
