16 Board of Adjustment meeting to order at 6:31 p.m.

18 Agenda Item No. 2 — Approval of the Minutes: Acting Chairman Fairchild opened the
19 discussion for the minutes of the Zoning Board of Adjustment meeting held on May 12, 2011.

21 A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
22 May 12, 2011, as presented.

44 Agenda Item No. 4 - ZBA -609, Variance to Front and Rear Yard Setbacks: Variance to
45 Ordinance No. 480, Section 29.6 (b), requiring a front yard setback of not less than fifteen (15)
46 feet and Section 29.6(d), requiring a rear yard setback of not less than twenty -five (25) feet,
47 except that the principal building may encroach as close to fifteen (15) feet to the rear property
48 line as long as no more than fifty percent (50 %) of the area between the twenty -five (25) foot
49 and fifteen (15) foot rear yard area and the ten (10) foot side yard setbacks is encroached. The

106 Acting Chairman Fairchild opened the public hearing at 7:15 p.m.

108 Kim Clancy 1016 Alamo Drive, Southlake, Texas, once sworn in, stated that her concern was
109 that the trees that would have to be removed and asked what the material would look like and if
110 it would match the original structure.

112 Dominick Cassetta, 503 Alamo Court, Southlake, Texas, once sworn in, was concerned about
113 the impact on drainage that the structure would have on the surrounding homes.

115 Judy Micklow, 913 San Saba Drive, Southlake, Texas, once sworn in, stated that the Whitaker's
116 home was one of the smaller homes in the neighborhood was also concerned about the loss of
117 trees and the impact the structure would have on drainage in the neighborhood.

119 Acting Chairman Fairchild closed the public hearing and called the owner John Whitaker back to
120 the podium to address concerns of the neighbors. Mr. Whitaker, still sworn in, stated that the
121 drainage problems are there now and he, with the help of his contractor, are putting a drainage
122 plan in play with the construction of the addition. The trees that are to be removed will be
123 replaced with even more trees.

125 John Delin, 14565 Valetta Ranch Road, Roanoke, Texas, once sworn in, assured the Board that
126 the drainage, which is a factor in the new structure, is being dealt with properly.

141 480, Section 44.12 (1) for a family quarters, with the condition that the materials used in the
142 construction of the proposed addition would meet or exceed the quality of the materials and be
143 compatible with the materials used to construct the main residential structure.
