PROJECT: Sign Variance for Wal -Mart Neighborhood Market
REQUEST: On behalf of Wal -Mart Real Estate Business Trust, RHA Architects is requesting
variances from the Sign Ordinance No. 704 -E regulations for attached signs. The
subject property is located in the Southlake Marketplace development at 2201 West
Southlake Boulevard, previously occupied by Albertson's grocery store. The applicant
is requesting approval for two (2) attached signs on the north elevation which fronts
Southlake Boulevard. The maximum number of signs allowed by ordinance is one (1)
per street front; two (2) per lease or tenant space. The applicant is also requesting
letter and logo sizes that exceed the maximum allowed by ordinance.

BACKGROUND INFORMATION
APPLICANT: RHA Architects
OWNER: Wal -Mart Real Estate Business Trust
PROPERTY SITUATION: The property address is 2201 West Southlake Boulevard.
HISTORY: On February 1, 2005, City Council approved variances to allow an
additional attached sign on the north elevation fronting Southlake Boulevard
(for Sav -on pharmacy); and, to allow for 5 '/2 inch letters for the word
"pharmacy' which did not meet the minimum letter height regulation at 6
inches (SP05 -023).

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The Primary sign is in compliance with the branding of the company and proportional to the overall length and
height of the building facade. Since Wal -Mart is recognized throughout the community by their larger "W" and
Spark, without such emphasis, this would not be conducive with the recongnizable branding of the company
creating a hardship.
Secondary signage is a pharmacy sign, helping to inform consumers that medical prescriptions can be ordered
and filled at this location.
That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
We feel our secondary signs are vital, helping direct/inform outside consumers of the pharmacy option
located inside this Wal -Mart store.
We feel the Wal -Mart brand size is proportional for the existing building and is less square footage than the
previous tenant (Albertson) signage letter for both main building sign and secondary Pharmacy sign.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
We feel our property is in keeping with the intent of the signage with the surrounding areas. Attached
photos of the surrounding tenants provide examples of multiple building signage and logo enlargement.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The intent of a Wal -Mart store is to provide a pedestrian friendly design and insure safety and
quality for the surrounding patrons. The requested height for the "W" and Spark, as well as the
notification of the Pharmacy does not create a physical or visual hazard for the site; therefore, the
public safety and wlefare are secured. The proposed sign helps to identify the building and the
nature of the proposed business, resulting in substantial justice for the public's benefit.
