Radio /television /internet broadcasting and production studios 2. Administrative /tech /back office and business functions 3. Live audience will be a component of some but not all daily, weekly, and scheduled broadcasting and production calendar of events. 4. Auditorium/Theater - Special events including lectures, speeches, concerts, film screenings, receptions, and other uses of a similar nature and character. 5. Client/advertiser meetings 6. Charitable gatherings and banquets 7. e- Commerce businesses (related to affiliated business) 8. On -site sales of merchandise, subscriptions, and gift shop type items 9. Multi -day conferences The applicant is requesting a zoning change in order to allow the uses listed on the screen which would be the primary use and operation being proposed. In addition to the existing "CS" Community Service zoning district uses which are currently permitted on this property the applicant is also adding "0-1" Office Zoning District uses which can be found under Attachment 'C' of the staff report provided to the Commission. A The following is the site plan provided by the applicant. This is a close up of the existing building on site. In addition to the zoning change request there are some additions being proposed. As a part of the request the applicant has included a wrought iron fence adjacent to the building for security purposes. This is being referred to as Phase 'A' fence in the light gray shaded area and would be installed upon occupancy if approval is obtained. The applicant is also proposing for the relocation of the existing trash dumpster if necessary in the future to allow for a back -up generator and the possible construction of an accessory building for storage purposes which has been included in the language of the zoning request under Accessory Uses in Attachment 'C' of the staff report. The applicant has also indicated that they will work with staff to find the appropriate location of the dumpster enclosure, back up generator and accessory storage building when they find it necessary to install these features. E:3 In addition to the Phase 'A' fence from the previous slide there is also a fence being proposed to be installed at a future date when it is necessary referred to as Phase 'B' fence and would run along the perimeter of most of the parking lot area leaving the front area parking to the north or right of the screen.
