KNOW ALL MEN BY THESE PRESENTS
COUNTYOFTARRANT
THAT, HINES SOUTHLAKE LAND LIMITED PARTNERSHIP (GRANTOR), of the County of
Tarrant, State of Texas, for and in consideration of ONE DOLLAR, and other good and valuable
considerations paid by the City of Southlake (GRANTEE), a municipal corporation of Tarrant
County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain and convey
to said GRANTEE, its successors and assigns, a non - exclusive easement to construct,
reconstruct and perpetually maintain a permanent water line, together with all necessary
appurtenances thereto in, upon, and under the Water Line Easement Tract (defined below), and
with the right and privilege at any and all times, to enter said Water Line Easement Tract, or any
part thereof, as is necessary to the proper use of any other right granted herein, and for the
purpose of constructing, reconstructing and maintaining the permanent utilities, and for making
connections therewith, in, upon and across that certain tract or parcel of land in Tarrant County,
Texas, being described as follows:
A Permanent Water Line Easement containing approximately 0.20
acres, shown on Exhibit "A" attached hereto and incorporated
herein (the "Water Line Easement Tract ").
Following any construction activities within the Water Line Easement Tract, GRANTEE shall
promptly restore the surface to a condition similar to that existing prior to the construction.
GRANTEE shall be responsible for repairing and maintaining the water line within the Water Line
Easement Tract. GRANTEE shall not permit any liens to be filed against the Water Line Easement
Tract in connection with water line construction.

BEING a portion of a tract of land conveyed by deed to Hines Southlake Land Limited
Partnership under Instrument No. D207372094, Deed Records, Tarrant County, Texas,
(DRTCT), and being more particularly described by metes and bounds as follows:
BEGINNING at a TxDOT monument found at the intersection of the northeast right -of-
way line of E. State Highway 114 and the east right -of -way line of North White Chapel
Boulevard, said point being the most southerly southwest corner of said Hines tract;
THENCE North 33 degrees 13 minutes 07 seconds West, along said east line of White
Chapel, same being the west line of said Hines tract, a distance of 67.55 feet to a TxDOT
monument for easement corner;
