Plan for Cornerstone Business Park under Planning Case ZA11 -045

Request: Zoning Change and Site Plan from "I -1" Light
Industrial District to "S -P -1" Detailed Site Plan
District to add forty one (41) parking spaces,
increasing the impervious coverage to 83.1 %.
Location: 500 S. Nolen Drive
The request is for approval of a zoning change and site plan from "I -1" Light Industrial
District to "S -P- 1" Detailed Site Plan District to add 41 parking spaces on the site plan for
Lot 113, Block 4, Cornerstone Business Park located at 500. S. Nolen Drive. The maximum
impervious coverage allowed in the "I -1" Light Industrial District is eighty percent (80 %).
The zoning change to S -P -1 Detailed Site Plan District is requested to allow the impervious
coverage on the site to be approximately eighty -three percent (83 %). All other regulations
and uses in the 1 -1 district would be met except that a four -foot wide sidewalk segment
along Silicon Drive is requested to match the existing sidewalk widths along Silicon Drive
and S. Nolen Drive.

In addition to allowing the impervious coverage to be 83.1 %, the S -P -1 regulations also
propose a four -foot sidewalk segment between the southwest drive and the property line
to match the existing sidewalk widths along Silicon and Nolen Drives. A five -foot sidewalk is
required along all public and private streets on all site plans requiring City Council approval.
