Applicant: Texas Development Services Request: Approval of a zoning change and site /concept plan request from S -P -2 General Site Plan District to S -P -2 General Site Plan District to add 15 parking spaces and to reconfigure driveways on the site /concept plan for Lots 1 R, 2R1 R, 3R, 4R and 5R1, Block 5, Cornerstone Business Park Location: 305, 405, 415, 505 and 515 South Nolen Drive Texas Development Services is requesting approval of this zoning change and site concept plan from "SP2" General Site Plan Zoning District to "SP2" General Site Plan Zoning District in order to provide an addition of 15 parking spaces for the Cornerstone Business Park on Lot 2R1R and reconfigure the drive aisles so Lot 1R can be independent of the shared parking throughout the rest of the Cornerstone Business Park located on S. Nolen Drive at the addresses listed on the slide. This is the existing approved Site and Concept Plan for Cornerstone Business Park The applicant initially only proposed the additional 15 parking spaces with no changes to the drive aisle configuration. 13 PROPOSED PARKING SPACES REMOVED CROSS ACCESS DRIVES AND SHARED PARKING TREES TO BE PRESERVED 2 PROPOSED PARKING SPACES a a E �! The revised plan shows the drive aisles between 1R and 2R1R to have been removed so the property of Lot 1R can function independently from the rest of the business park. In addition, this would no longer require a drainage pipe for the existing ditch that is there. With the addition of the parking spaces, an engineering analysis will be necessary and any issues must be resolved prior to the issuance of any permits. An updated staff report containing the revised review summary has been distributed to you this evening. Reducing the size of the building on Lot 1R (went from 27,300 square feet to 16,000 square feet) resulted in no change of the net number of parking spaces. Open space has increased. And the shared parking is no longer needed between the two properties.
